hi We bought the house recently which is only 6 years old and has 10 years warranty. On the balcony nex to the atelier I noticed that the water is standing so i removed the floor to inspect it. 30kw or 21kw boiler.
I had a quote for a new boiler and the guy is really nice, seems to know his stuff with good reviews. He gave me the option of a 21kw boiler with 10yr warranty or the 30kw with 12yr. He says that the house doesn't need 30kw but it does future proof if I wanted to get new bigger rads (which I might) and they boiler is…

Hi all  I'm hoping to find pointers and advice from forumites on what to tackle first. We moved into a new home at the end of March and there's a lot to do in the house and garden. It's from the 1980s and not much has been updated since it was built. We have a new kitchen booked for June and that will sort out the…

Planning permission installation of side window on 1st floor.
A neighbour is seeking approval for the above and the reason it's required is because it overlooks my property. It would have a clear view of my downstairs obscured but opening toilet / washroom window which for much of the day can be part open as it's also ventilation for the hall. Also some garden area and currently…

Buying used conservatory
Thinking of buying a small (c. 3x3m) used conservatory off eBay. I would probably need to dismantle it myself. Though handy in a general way, I have no experience of this type of work and would appreciate advice from anyone with relevant experience, please.

Boiler died - does immersion work?
How do I know if my immersion works? I've never used it before. It's buzzing and it's been on a half hour but the water coming out the taps isn't hot, just not freezing. How long does it normally take to heat a 170ltr tank? I can live with the boiler being dead, as long as we have hot water still 🤞

Patio roof gutter issue in property we have offered on
Hi,I was wondering if anyone had any advise. The house we have had an offer accepted on has an issue with a DIY installed polycarbonate roof over the patio. This extends from the living room and finished inline with the kitchen. At the kitchen end the gutter along the edge has no end cap and when our surveyor visited it…

Leak under kitchen unit, where is it coming from?
Hi there, We recently noticed a wave-like damp patch on the side of our wooden kitchen unit. It's grown over time and seems to have peaked now. I investigated underneath the the units and I can see quite a large sodden damp patch on the concrete. My first thought was the washing machine, but that's relatively new and we…

Paint peeled off bathroom ceiling
When we renovated our bathroom, the ceiling paint peeled off almost like it was wallpaper (it’s definitely paint). Was probably on there for 15 years or longer. Now we have a newly ‘peeled’ ceiling ready to paint. is there an undercoat or paint to use before we apply bathroom ceiling paint? The plaster is very smooth (as…

New boiler - Vaillant or Worcester?
So I'm thinking I'm going to need a new boiler and wanted to know what make is potentially better. I always sway towards Vaillant after having one in my old place from new and it being fault free for 11+ years. However, I hear people big up Worcester boilers and the warranty is better. Which do people prefer?

Balcony on flat roof
Hello, I am currently in the middle of planning a refurbishment of my flat, and I'd like to check on the steps that I need to follow to build a balcony on a flat roof following all legal regulations. The balcony would be built on top of the flat roof that his extension downstairs has. Context: the property is split into 2…

Neighbour using my sewer
I am thinking of having my driveway redone but there is a manhole cover by my fence that slopes down from my neighbours side. This is for their sewer, but after investigating this is because they had their bathroom moved and hijacked my sewer, the council say it isn't up to regs and should not be there and my deeds say all…

Water damage due to poor worksmanship - how to proceed?
We uncovered an issue with our house whereby the builder (a major national one) did not install appropriate drainage in the Openreach broadband duct just outside the property, resulting in rainwater ingress over the past 9 years since the house was built. Because the water was entering under the insulation, there was no…
