Vaillant EcoTEC Sustain Boiler; water leaking from bottom - better to use Vallaint's Repair Service?
This is only a 3 year old boiler. Unfortunate for me, I didn't register within the 30 days from installation for warranty, nor pay for any annual service plan. Whilst it could be a small issue for a local tradesmen to fix, I'm wondering if it's just worth going with Vaillant's One-Off Fixed Price Repair Service at £399…

Bicycle shed floor
After good 2 years of talking about it we have got ourselves a new bicycle shed. Should I put something on the floor to protect it? I was thinking about a lino off-cut. This is how it looks like: The green-ish stain looks a bit like mold, but maybe I am mistaken..

Living with badgers
The HS2 construction destroyed wildlife habitats in our area and we now see deer and foxes regularly :s as they have nowhere to hide. Further to that, a local family of badgers seem to have moved into our little town and decided that our garden is nice place for their set entrance. On the other side they seem to arrange a…

Fix render on corner of wall
Hi, I wonder if you can help. I had my front wall rendered 2 years ago and I think the postman/ dpd driver has hit it. There are two areas where the render has chipped off (see image) exposing the netting that the render binds onto. Rain water seems to disappear down the hole so assume it’s causing more damage. Can anyone…

Cladding instead of hanging tiles
My property is a "chalet-bungalow". The downstairs is traditional brick construction. The upstairs is partially wooden frame with hanging tiles (see picture) and is much colder than downstairs. I recently had to get up on the roof and found that behind the tiles is a black membrane (torn in places), then some very thin and…

Quooker - how important/effective is a Scale Control Filter?
We're planning to buy a Quooker 3XCHR boiling water tap as part of a new kitchen. The supplier is asking whether we want to add a QSC Scale Control Filter to it, to control the build-up of limescale. Does anyone know how important/effective these filters are? They cost about £250. We live in a hard water area - West London…

Effectively re routing the water supply to all houses in the street. But because she is a home owner and not a social tenant. She was not advised about…

Party wall loft conversion, unresponsive neighbour
Planning a loft conversion in our 2 bed mid terraced house with a well known and well regarded loft company. Neighbours on one side very straightforward signed the party wall notice. The other side more complicated. We had a good relationship with the owner, an elderly lady who unfortunately passed away earlier this year.…

Weird stuck TRV
Hi all, One of our bedrooms' radiators came (we moved in the Spring) with this TRV installed: Whichever setting we use, from 0 to 5, the radiator seems to be stuck at full flow, making the room feel like the middle of the Sahara desert. I tried to unscrew the head and put a Tado TRV on the same body. The Tado doesn't show…

Turn boiler off when going away?
From Christmas Eve I'll be abroad for 7 weeks where the house will be unoccupied.I have an electric shower so the boiler is for central heating and heating water for 1 hour a day to keep things ticking over to wash dishes. I'm in London and so far have only needed the heating on 6-7 times since October. When I have the…

Is there anything I can do to stop this?
This is the vent from the extractor fan in my ensuite. It's a north facing wall and when it's windy the wind opens up the flaps and cold air comes back into the ensuite which results in the ensuite being a good 5 degrees colder than the bedroom even with the heating on. Is there anything, a cover maybe, that could stop…

Lubricating 5 lever mortice lock
I gave two 5 lever mortice locks which are difficult to turn. One is stuck in the locked position and I can't open the door. The other is unlocked but not in used as I'm concerned I might get locked in or out. Both are second external doors on porches with a another door I can lock. What is the best lubricant to use…

Retrospective Licence to Alter process
Following up on my previous thread, I’d very much appreciate help understanding how to go about getting Retrospective Licence to Alter from a freeholder. I had gas engineers replace an old boiler with a new condensing boiler in a leasehold flat in a block with a freeholder landlord. The job was to take out the old boiler…

Gap between window frame (wood) and window (aluminium), and between frame and wall
I've noticed a small (maybe 5mm) gap between the window and window frame, where I can feel a bit of a draught coming in, at a relatives house. I've noticed how the inside wooden frame, doesn't sit flush against the wall (bottom photo). Maybe due to it being a bay window and that side of the wall being slightly curved?…

Boiler has died
Our boiler has just stopped working. There's no display on the boiler and no lights on the thermostat on the wall. I've checked wiring, no fuses tripped etc, it's just these two things that are dead. Any ideas before I call out an engineer?

What roof material is this? (resolved)
Hi 🎄 [Resolved thanks and photo removed] I have a provisional call for solar panels tomorrow, I expect to be asked what roof material I have. I'm afraid I don't have clearer pictures, I won't be home before the call to get better pictures. Is anyone able to make an educated guess what this is? It's 15yrs old. Thanks 🙏

Salty living room wall?
Noticed what looks like salty deposits on our living room wall near the window. It's literally the only place in the whole of the living room that has this. More info... Our living room is a damp area. 2015 we had this treated. The walls were taken back to brick, Soverign products were used. Chemical washes, tanking slurry…

Electric switch terminology - gangs and ways
I'm planning on getting the house rewired and I need to be sure of the terminology. I get that gangs are the number of switches on a plate, and ways are the number of locations a light can be controlled from. However there's one switch I'm not sure how to describe. It's a 2 gang switch and each of the 2 lights that it…
