Roof Repairs

We are selling our house and the survey has pointed out a number of roof issues:

• Gap around chimney flash needs closing up
• Some missing mortar in the roof verge and between two ridge tiles
• Some damage to internal lining in the loft
• Some missing bricks in the loft party wall need replacing
• Recommended that we install some ventilation to the roof

We think we should get this work done to protect our sale, and also because some of the issues would definitely come up in another survey.

We have had three quotes:

1. Remove some tiles to replace the felt/lining, and then replace tiles, Need scaffolding to repair the verge, Will cost between £5-6k
2. No scaffolding needed, will use ladders and hook ladders, patch felt in the loft to cover any gaps, no tile removal necessary. Only some parts of verge need raking out/replacing. Cost around £1500-£1700 including all materials
3. As 1. above, says most of the verge mortar needs to come out and be replaced, but for approx. £4600

These are all roofers we found on Google who appear to have very good reviews and are well established.

I'm not a cheapskate, but I'm torn regarding the low price of the second quote, because he seems knowledgeable but I'm aware you tend to get what you pay for. It's also difficult to decide because two roofers say we need scaffolding, but the other doesn't. Any advice?

So your buyers have had a survey done and have informed you that the surveyor found the above problems with the roof? Can you just confirm that is the situation as it is not entirely clear .

If that is the case, what are your buyers proposing? as normally they would try and use it to get a price decrease.

The buyer said she doesn't want a price decrease; she wants us to get the repairs done.

Tell the potential buyer to do one.

You could get the work and then there could issues and or that buyer will then ask for reduction in the price.
