Build to rent vs build to sell planning
Do build to sell developments have the same planning permission as build to rent. There’s a developer in my area who builds a lot of built to rent apartments and has recently started building another in the area which I am quite interested in. In response to a local resident who commented on the planning that this builder…

LANDLORD DEDUCTIONMS AT CHECK OUT
I rent out a house. I installed a new loo seat £35 2yrs ago at start of tenancy. On check out, theres a small chip from the loo seat. Can I seek to deduct £35 from the deposit? Going by TDS, it isnt "betterment" as was new at start of tenancy. And isn't wear & tear. But it doesn't deem it unuseable.

Buy to let mortgage - CGT?
Apologies if this is a stupid question, I have never come across CGT and now a bit worried - can it apply if you sell a second home which has BTL mortgage, even though that home was never let (it basically stood empty for couple of years)?

Advice re withholding of deposit paid
My son left his rented house on 20 February and has not had his deposit back yet. The house was rented via an Estate Agent for a private landlord. 8 weeks after leaving he received an email detailing the cost of some things the landlord has paid for since he left, however, we disagree with the amount of money he is…

Hello everyone. This forum seems really useful and hoping to get some of your opinions on a few things to do with a house I am looking to put an offer in on. I know things like these would come up on a survey but I want some informed opinions to see if I even want to get to that point as not looking for a project or a…

Land Registry question - unregistered property
Hello We are in the process of purchasing a house that was built in the 60s and only had one owner. The property has never been registered to the land registry and therefore we would be taking the risk of registering it for the first time. We don't quite understand what these risks are and they haven't properly been…

Approx costs for EICR, gas safe check and boiler service
Hi, I'm moving house in a couple of weeks and want to get the following done at the property: Electrical Installation Condition Report (EICR) Gas Safety Certificate Boiler Service It seems to make sense to have this all done by one person at the same time, rather than calling out different people, although I'm not entirely…

Question about buying a flat
Mum is buying a retirement flat. The vendors removed the free standing fridge freezer after we put offer in plus the other furniture. However where the FF was is a big hole in the kitchen flooring where it's either damaged when they were removing it or it was covering up the existing damage. Are we able to question this.…

Housing Co-operative questions
Hello everybody I hope I'm in the right forum to ask about housing co-operatives. It's something that a few friends and I are considering, but we're unsure of some of the ins and outs and are finding help hard to come by. The idea is that one of us, who owns a house on mortgage currently, sells up and we buy and live…

Buying share of parents house
My parents who are in their late 70's have a property worth around £400k with no mortgage. Until recently they have been living off a combination of savings and pensions but their savings have now run out so face the dilemma of either cutting back outgoings drastically or unlocking some of the equity in their home. I am…

Previous Coal Authority Subsidence Claim
Hi, We are first time buyers going through the motions of purchasing our first home which was built in the 1970s in South Wales which as majority know was notorious for coal mining. We have had the land searches back and it has been flagged by our solicitor that in May 1995 a claim was made for subsidence for £682.73…

Solicitor held my money for 20 years should I get interest on top of the capital amount
My solicitors who acted in conveyance for me in a sale of my property just contacted me. They found they had accidentally withheld a significant amount of money on my file/account - unbeknown to me. They rang me to ask for my details to pay me the amount. After confirming it was the solicitors and not a scam they took my…

Splitting proceeds of property sale
Hi, New to the forum and would appreciate advice on this. Husband and I are separating. Very amicable, remain friends and trust each other completely. Have not made a separation agreement as see this as a waste of money. Our kids are older teenagers, we earn roughly the same so intend to split everything 50/50. Have sold…

Mundic block test
Hi my buyers mortgage lenders have asked for us to have a mundic test done. Fair enough but there was a test done 20 years ago and the house was found to have no mundic. The lenders know this but are still insisting. Basically the buyers won't get their mortgage without the new test, however it's totally unnecessary to pay…

200% Council Tax for inherited retirement flat I can't sell, sublet or live in (costing £8K/year)
My mum passed away in December 2022 and left me her retirement flat as part of her estate, which was a 70% owned leasehold retirement flat. I've been unable to sell since it went on the market in May 2023, despite reducing the price in steps from £80K to now £55K. Since then the Housing21 management fees have risen 20%…

Gas mains running along property - devalues?
Would like to get general opinion of you lovely people here. As it stands the mains gas runs through property boundary and runs all along from drive way, gap between house and fence and along the garden end. It is connected to at least 40 other properties behind this property. My question is does it devalues the value of…
