lodgers and cooking on the landing
I've searched the net in vain for an answer to this, so thought I would ask on here. I have two lodgers on the top floor of my 3 storey house. On the top landing is a small kitchenette with cabinets, sink, fridge, kettle, toaster. I supplied these to save lodgers having to come all the way down to the ground floor just to…

To stay on market or temporarily de-list
Hi all Any impartial advice appreciated Selling our late Mum's house (1930s bungalow). Been on market since 1st June - zero interest. Have reduced price three times, and it is well within the average locally for similar properties, but the market round here is absolutely dead. The Agent we are with (who have been great)…

Buyers surveyor undervalued our house
Hello all,After being on the market for one year and three months, we finally accepted an offer on our house. The asking price was £280,000 and the offer was £270,000 as we know the exterior render requires some attention. We agreed to settle on £273,000 and a sale memorandum was sent to the solicitors. the buyer arranged…

What to do with windfall - negative equity, needs lease extension, jointly owned with ex
Hi all, I jointly own a flat with my ex. It's leasehold with only 64 years left on the lease. When we split up, we were in negative equity and couldn't afford to extend the lease or sell, so I've continued living here and paying the mortgage myself, while she rents elsewhere. Money has been tight for both of us - she's on…

Problems selling and best plan
My bungalow has been for sale just over two months with no interest. The area where i am there is very few sales at the moment. Property valued around £230k and advertised for that. I would need minimum £225 to secure my next property. I got a cheap deal with an agent but they only use rightmove and onthemarket (not…

Wayleave relating to power cables either underground or attached to my property
Hi all, Have been checking out the Forums regarding the wayleave topic but all I've come across are those who have power lines above their properties, presumably on telegraph/pylon type poles/structures. We are an older property so we carry a power line that services two of our neighbours, this line is underground down our…

Process after signing TR1 Form
We are selling our share of a house - we have now signed the TR1 form and I know that the buyers have signed. On the form we signed there is room for the buyers to sign and I take it that on their form our names would appear. What happens now? Do those forms get sent to the other parties or are they somehow merged? I.E. do…

Capital Gains tax on a property purchased in 2014 and selling in 2025
According to Gov UK, instead of using the original purchase price if purchased before 2015, you should use the market value of the property as of April 2015. Can I still claim the purchase expenses of estate agent fees and solicitor costs for CG purposes? I know I cannot claim improvement costs incurred before April 2015.

What kind of survey for a new build?
I'm in the process of buying a new build and it's been 16 years since I last moved! The mortgage valuation has been done and I have my mortgage offer, but I'm unsure if I need to get a structural survey done. I'm planning on getting a professional snagging survey done, but I'm wondering if I should still pay for a…

We are soon to be exchanging contracts on a property. The owner is having the oil tank replaced. However, the company fitting the tank say it will not comply with building regulations. Opinion: Fleecehold as a high risk investment?
Dear all, Like many others on this forum, I discovered late in the buying process that the property I’m purchasing is a fleecehold—a freehold with ongoing estate charges. I’m now at a crossroads, trying to decide whether to proceed or pull out. I’ve read through many of the discussions here, which have been incredibly…
