8 weeks since accepted offer and buyer has yet to instruct their solicitor. How long do I wait?

There is no chain on either side and the buyer is a cash buyer.  How long do I wait before I pull out from the sale?

Is there an estate agent involved?  and I usually go by what I know of the cash buyer (eg what their plan for the property).. My estate agent send both sides the details' of the solicitors within one week.  I will ask the agent about it and may carry on with viewings

Tell your EA to earn their commission and get things moving with the prospective purchaser by the middle of next week otherwise you want property relisted. You want details of buyer's conveyancer and who the cash buyer has instructed to undertake survey or confirm they are not having one.

I would have got it back on market already. In 8 weeks should have had survey, sol and be thinking about completion dates for a cash buyer.

I wouldn’t pull out of the sale but I would tell the EA that, unless they get a wiggle on, I’d put it back on the market. It really should have moved quicker than this.

Has your EA asked for proof of funds?
Once the solicitor gets involved may take another 8 weeks if lucky
Solicitors never same to ask all the questions at the one time.
Then your Solicitor may ask you for a answer and you will think is it not there job to find those answers from official sources

Seems strange the EA is not involved.
When a family member had an offer accepted on a house recently, the EA was badgering them almost every day for the name of their solicitor, so they could send out the Memorandum of Sale and get things moving.

Just instruct your EA to readvertise. There's no real meaning to 'pull out' at this stage.. just pretend this buyer doesnt' exist and if they suddenly do get on with it and you have nothing better then you can come back to them.
