How important is building name when buying?

Leasehold England: At this stage no body seems to know if the building name “white court” is officially apart of the title or not. Royal Mail postcode checker simply shows ‘Apartment 24 48A Example Street’ without white court mentioned. Land registry website search also doesn’t show “white court”. The broker has returned to me to clarify the name for the lender’s query. How critical is “white court”? If it is incorrectly added when not necessary or wrongly missed off when needed how expensive or detrimental would this be? How should I proceed? Will it make or break the process?

    It’s no big deal. Probably simpler to stick with the Royal Mail version.

    It's completely immaterial. As long as the property can be identified by other means such as apartment number, street number and postcode then it's a non issue.
    My 100 year old house name is difficult to pronounce and spell (it's a Welsh name) and there have been countless permutations on numerous official and non-official documents over the years. To complicate matters further, here in rural Wales my official address is simply House Name, Village, Town, Postcode - there is no house number or street name but it's never been a problem in the fifteen or so years I've lived here.

    The broker has returned to me to clarify the name for the lender’s query. 

    I imagine the problem is that the mortgage lender isn't sure which property you mean, based on the property address you have provided.

    I would reply saying that "the property's address on the deeds is... " and "property's address on Royal Mail's address list is...".

    The broker should know which address (or addresses) the mortgage lender will want.


    (FWIW, I bought a property on a street corner - the registered address was on one street, but the postal address was on the other street. It wasn't really a problem. There was an occasional issue, like a bit of confusion when I wanted to apply for a resident's parking permit - but it was never a big deal.)

    Im a big fan of small addresses for a variety of reasons...

    Lived at an address like:

    5 Bob Row
    Main Street
    Town 
    TW1 1BS

    "bob row' however was in a rarely used part of the RM PAF file and in many cases our address came out as 5 Main Street which was a totally different property a mile down the road. 

    Also lived at a place that was:

    5 Bob Court
    Billy & Sam Wharf
    Main Street
    Village 
    City
    CT1 1BS

    Firstly its a pain to have 6 lines of address as few forms have enough space so you end up consolidating events onto one line, secondly some forms had an issue with the "&" but was already hitting max characters before having to expand it out to "and".  Then when we moved for some reason our GP couldn't lose the "billy & sam wharf" when they did the change of address so kept having a hybrid address 

    Generally Royal Mail is the formal name of the property but ultimately follow what the broker says.


    Our current address is amusing because Royal Mail states its 187 Bob Street but on the building its written as 1eight7 Bob Street... dont know if the council didnt allow it in that form or someone just got creative when they bought the signage for the building.
