Approx costs for EICR, gas safe check and boiler service

Hi,

I'm moving house in a couple of weeks and want to get the following done at the property: 

Electrical Installation Condition Report (EICR)
Gas Safety Certificate
Boiler Service

It seems to make sense to have this all done by one person at the same time, rather than calling out different people, although I'm not entirely sure where to look apart from random Googling. 

Does £277.00 (including VAT where applicable) sound about right price wise?

  • One needs an electrician, one needs a gas-safe technician.  I doubt that's all one person, although I guess someone could cross-skill like that.

    Price seems legit to me though.

    Two different qualifications for Leccy and Gas, and may also need a G3 qualification for unvented cylinder (that also need annual servicing/checking)...

    Very big company to send two (or more) people out, or two smaller one man bands.

    No idea on pricing:  That will depend a lot on where you are located.

    Check with current owner when boiler last serviced?

    Boiler service seems to range from £60 to £90 depending on where you are in the country. Sometimes routine replacement of certain parts could double that.
    Not sure about gas safe certificate, but if the person is on site anyway this should not be much extra. £50?
    I think the EICR could be £150??

    Is that for the property you are leaving or the one you are going to??

    There's no legal requirement for any of them, AFAIK,, unless a property is going to be rented out (then gas safe only...)

    Sadly I can't check.. the house is a repossession sold through auction - the auction house have given my solicitor very few details.

    It's for the property I'm moving into. It's more for my own safety and  peace of mind as I have limited information on how well the property was maintained.

    I'd allow around £300-£400 in total.  You need both a gas safe engineer and a registered electrician.  I'd do the same if I was moving to a new property for peace of mind.

    Regarding the electrics, be aware that -
    The electrics being out of date/not inline with current regulations, does not necessarily mean they are unsafe.
    Many houses in the UK will have electrics, 30, 40 or even 50 years old, that are safe. Although usually there will be a more modern consumer unit fitted ( with RCD's), rather than an old fusebox. If it just needs one of these, it is not a major job anyway. ( although you can't do it yourself !) .

    My surveyor reported the consumer unit as 'dated' and suggested it'd probably need upgrading
