Approx costs for EICR, gas safe check and boiler service

    'Dated' but OK. It's got RCD protection by the looks of it. No need to update unless you have £ to burn.

    Sadly I can't check.. the house is a repossession sold through auction - the auction house have given my solicitor very few details.
    Are they going to allow testing to take place? Often they’ve turned everything off (and drained down the plumbing) and don’t want anybody meddling with it.

    Yeah, everything's off. And no, they're not allowing testing. It was hard enough getting access for the survey to be done.

    I made the (what I hope doesn't turn out to be bad) decision to buy the property anyway, based on viewing it and the surveyors report, so I'll get the testing done when I take possession, and keep my fingers crossed there's nothing too much needs doing.

    I do have a contingency fund which I hope will cover what I know to need fixing and no doubt a few things I don't know about yet either, but if it turns out I'm overstretched I'll prioritise urgency.

    In January I paid 90 pounds for the gas safe certificate and 80 for the EICR one.
