Mundic block test

Hi my buyers mortgage lenders have asked for us to have a mundic test done. 
Fair enough but there was a test done 20 years ago and the house was found to have no mundic. The lenders know this but are still insisting. Basically the buyers won't get their mortgage without the new test, however it's totally unnecessary to pay for and  cause damage when we already know there's no mundic. 
So I suppose I'm just having a rant as I don't seem to have any option here!
just wondering if anyone's had a similar experience?

  • Tell the buyers to pay for it and hope that it's their property (eventually) that is being damaged?

    If they need it they should pay for it.

    I understand the classification structure is different from 20 years ago so it's standard practice to redo it

    When I bought mine the vendor agreed to and paid for the mundic test (even though it was only my lender that was asking for it. It was completely unnecessary because the house is an old stone cottage, only one wall of a modern extension had any concrete in it. The banks have gone completely OTT with mundic test requests these days.

    I think the tests stay valid for a couple of years (silly really, but that's down to the testing agencies policy), so at 20 yours will be out of date and it will need to be done again unfortunately. I guess you could refuse to pay for it and tell the buyer to cover the cost, or refuse completely. Depends how badly you want to sell the property because without a current mundic result you'll probably only be able to sell to a cash buyer.
