Proof of funds/Source of funds - How far back?
I understand that when buying a home you need to provide proof of funds, and source of funds, to prove that you have the money, and to satisfy anti-money laundering checks. How far back in time do these checks go? I was gifted a fairly substantial sum of money back in early 2022, and then again in mid 2021. I imagine they…

Proof of funds check
There are a few threads on 'Proof of funds' on here recently and reading them has made me think about when we buy a property. Our house is sold and we will be moving into rental, then we will start properly looking for our next home. We are mortgage free and the money will be in the bank ready once we find one. The house…

Estate agent asking for details
I'm selling my house. I have completed CREDAS checks and uploaded my driving licence and passport. The estate agent is now phoning and emailing me, asking what my occupation is. I don't see how that is relevant to me selling my house? Can anyone shed any light on this? I've never sold a house before. Thanks!

Proof of funds for estate agent.
Hi all, Have tried searching to no avail and asked in my first time buyer thread but easily missed in there and not had a response...so... As well as my mortgage in principle, the agent has asked for evidence of my deposit. Because I'm using a LISA this is a slightly complicated picture in that most of it is in my LISA and…

Buy to let or invest?
Hi, I’ve recently been made redundant at 60 years old and I’m at a bit of a crossroads. I’ve sold my house and once the mortgage is cleared will have around £210,000 left over. I would like to move to a different part of the country but keep a ‘boot in both camps’ so to speak, due to the fact one of my grown up daughters…

Written Statement of Variation
Hello, I rent out a house and one of the three family members wants to end her contract. They are family member and all contract holders are happy with the situation. Can I just create a document detailing the changes (change of contract holder) or do I need to create a whole new Written statement? Thanks.

A Shade Greener (again) solar panel lease
I am the buyer who made an offer on a house without knowing the solar panels were on a lease with 12 years left to run. The advert said freehold, the EA had never asked and the vendor didn't offer the information. A friend told me to query it, so at least I know early on, I am a cash buyer and this house ticks all the…

Same firm of solicitors for buyer and seller: a good or bad idea?
We are part-way through a house purchase. Our solicitor has just written to inform us that they have now taken on the seller as their client; the seller has switched solicitors since accepting our offer. Despite our solicitors assurances that there is no conflict of interest as they have enough staff to manage this…

Land Registry- removing names
My daughter owns 2 houses outright. She rents one out but has had a baby since this was set up. I have advised her to write a will asap and to put the rented house in a trust for the child. Would this affect her tax codes? She is part time employed, so under the minimum tax level. We would like to go about this but without…

Renters' Rights Bill - Will it screw me over?
Hi there, I'm a student who will need to start looking for a room in London in a few months. Unfortunately, I don't have any recent landlord references, nor do I have anyone who I can really ask to act as a guarantor. I currently live off a mixture of my own savings (around £40k) and student loans. I always assumed I'd be…

Transfer of House Left in Will/Buy Out Sister
Hi, can anyone point me in the right direction to understand how the following works please? My parents died (Dad2021 and Mum 2024) and their will states they leave the house 50/50 to my sister and myself. Because of one thing or another, this hasn't been processed yet (has not gone through probate?). I wish to pay my…

Why the long written notice period to cancel estate agent contract?
I've noticed that many estate agency contracts require a very long written notice period - often 28 days - to be able to cancel their sole agency contract. So it may be an 8 week contract but if you decide after 8 weeks you want to go to another agency they're effectively making it into a 12 week contract with a whole…

Be cautious about buying McCarthy and Stone!
I would counsel caution to anyone considering buying a McCarthy and Stone apartment. The issue is not with the property itself but in the selling on of an apartment. I have been trying to sell my deceased uncle’s apartment for three - years. McCarthy and Stones resales experts are passive and as they continue to accrue…
