renting furnished or unfurnished for 6 months or so

Hi

looking for a nice flat for around 6 months possibly a slightly longer

makes sense to me to go furnished, due to time frame.

however, does anyone think i'm limiting the market unnecesarily?

i mean could i just buy a roll up mattress on the floor and a cheap chair table/desk which i wouldnt even take with me at the end?

i'm unlikely to have many visitors its just a base really just somewhere like a travel lodge but with a washing machine and microwave oven/

thanks for any opinions

    i have enough money for a 6 month or so let pay up front

    rather like a travel lodge where i shut the door and no one is coming in

    except i want a washing machine and a kitchen sink and oven/microwave

    From experience in my part of Essex:-

    • Many landlords are not happy letting to someone for just 6 months.
    • The lettings market is very competitive & landlords will pick those applicants that meet their needs the best.
    • There are definitely fewer furnished properties, so finding one will be more difficult.
    • Even some furnished won't include a washing machine or a microwave.
    • Landlords won't be happy for you to leave your unwanted furniture for them to sort out when you move out.

    It’ll be tricker to pay 6 months rent upfront come 1st May when the new Renters Rights Act comes into force.

    As a landlord I could be impressed if you left behind a roll up mattress, table and chairs. I’d need to go through the motions of storing it, tracking you down and giving you time to collect your belongings.

    I think for short term furnished the choice is corporate lets or flea pits. Not much in between. Lodged when I was in a similar position for that reason.

    I don't think short term rents are going to be feasible with the new renters rights act.

    That has effectively destroyed that market of potential new landlords dipping their toe in the market to fill a void due to not needing or being able to be in their property for a short period of time.

    How would a landlord know the OP only intends to stay in the property for 6 months unless the OP tells them?

    The landlord wouldn't know but would likely require a 12 month AST.

    Fixed term contract ends 1st May, even ones signed before them are not valid.

    Tenants effectively have the right to stay in a property as long as they like if they pay the rent and don't fall into arrears (3 months from 1st May) or other examples are the landlord wants to sell.

    The Landlord would have to trust you at your word and going into this uncertain time I am not sure that can be the case.

    If you read the OP's post it even says 6 months or longer.
