If they are anything like us we receive up to 50 applications per property and that's after initial screening, you simply do not have enough time to let people down gently.
Also with the upcoming changes from 1st May your attractiveness to Landlords has decreased and it could be the end of this type of short term let.
You could look at Airbnb but some locations have restrictions like Greater London you can only stay a maximum of 90 days for example.

Somebody single without many possessions could probably handle moving every 90 days
I certainly could at this stage in my life.

We've actually pretty much given any hope or even trying anymore. We had hoped to use our mortgage free status to out advantage and go in as a cash buyer once we had located a suitable property but with the above problems this wont work. We'll just have make do with either holiday lets or hotels once we get a sale on this property.
We're not looking in London rather rural so the 90 day limit is not an issue. But AirBNB is not really viable as there's usually a few days blocked out somewhere in the future.

A few years ago now, but a friend had sold her house and was waiting to move into a new buy house. She was using AirBnB for the interim (quite a few months), but had to move a couple of times as the properties weren't available for the full duration.

I can't see many people wanting to start with just a single property, it's still a good investment with a few properties under your belt to spread the risk of the odd non paying tenant and then the costs of eviction.
I can see those with a decent portfolio increasing as they spread the risks but the mortgage rates are not helping there.
Best case is no real increase in the number of properties provided by private landlords. Worse case is that supply shrinks.
