going to view house i bought
Hi I bought a house a few months....sale still dragging on. But I asked to go round to see if I could meet vendors to show me how some of things worked e.g. heating, timing boiler. Is there anything else I should be asking on specifics when I go round there. I will be measuring up for new furniture too...

OC1 form for freeholder
Hi (again...) Myself and the upstairs property are in the process of tracking the absentee freeholder. When I complete the OC1 form - do I: (a) just complete one OC1 form for the freeholder of the 2 maisonettes or (b) complete an OC1 form for my property and an OC1 form for the upstairs flat? Thanks again for any help!

Advice Please
I'm looking for some advice and guidance and what better place but here to ask! In short I rent my flat out to a couple. The tenancy agreement is with the female she then got back together with her ex. The ex does not get on with the other flat owners and occupiers and has had several arguments over various issues. I have…

Conveyancing Solicitor In Administration
Hello, We purchased a house in February, all went through fine and we got the keys. We were then notified that our solicitor is in administration and they failed to register our interest and the mortgage companies interest with the land registry. It now transpires that they also have not paid the stamp duty. We are now…

Separating annex into separate property
I am looking at buying a property and separating it's extension on the side. The main house would be the same size as the other properties in the road and I know these properties well, including the property value ad rental income. The single storey annex would be of a good size with a sitting room, bedroom, small galley…

check out of old house-question
We were sent a report that was done last week, checking us out of our old property. We have been sent some ammendments today. One of the issues raised is the removal of a sky dish and wiring. Landlord claims we never asked for permision, but we asked the agents when we collected our keys, if it was ok to have sky…

Reasonable Deduction For Fair Wear & Tear
Hi, I'm guarantor for my son who has just moved out of his rented accommodation. We cleaned and painted and the landlord was happy overall. However, the landlord wants my son to replace two sets of vertical blinds (plus fittings) due to the fact that they are grubby. I agree fully with the landlord and I'm happy, as…

Had notice from Water Utt Company
Hi, Looking for some advice. We moved into our lovely house a little over 12 months ago. Today we have had a visit from Thames Water telling us that the waste from 2 en-suites run into the wrong drain. They have advised us not to worry and that they are not at this time taking things further at this time but we do need to…

Buying with partner, significantly different amounts !!
Can anyone explain to me any options or what the protocol is for defining how much of a house is owned by each partner when buying a house together. With one person having approx 25k and the other 200k this needs to be defined and not disappear into one large pot which would be split if things went wrong in the future. Has…

Deposit and Section 8 / Section 21
Hi all, After a long trouble-free tenancy I'm running into some issues with my tenants and wondering if anyone can give any advice. Originally the tenants (let's call them Dave and Alison) and their family moved in as Housing Benefit tenants, which I was happy to accept. They would sometimes pay the rent late but never…

12 months rent in advance and deposit
I just found a house with what I thought was the only decent letting agency in the city. I explained our non-conventional circumstances and was assured they were really understanding and fair, unlike the other agencies. I paid the non-refundable admin fee - almost 300 - and suddenly it's a different story. Even before…

Another choosing an Estate Agent question
I don't think this has been answered before but my apologies if it has. I'm considering which EA to use and wonder if I'd be better to use one who isn't also marketing other houses nearby? My question is prompted by seeing that a house in the next street has just gone on the market-oh dear, more competition in a slow…

Offer on property from a buyer introduced through a previous estate agent
I am selling my property. We had it on with one estate agent and the contract has ended. We switched to a second agent recently. Both contracts were on sole agency and there was no overlap. Since moving to the new agent, a lady that viewed our property with the first agent has made an offer. The offer has been made through…

Splitting survey costs with other buyers
I have a potentially silly question, but I thought I might put it out there. I've now booked a Homebuyer’s Report for a flat purchase; a Full Structural was not deemed necessary for a single floor flat purchase. But unusually, two floors of the same converted house are being sold at the same time. Would it be…

Idiot estate agent!!!!!!
Estate agent put my house on his website, Zoopla and Rightmove with the wrong price, called it an apartment instead of a house, had no pictures (even though they had been taken) and has now lost the cheque I gave him for the EPC - what a shower - no wonder we've had no veiwings in two weeks. Have signed up for a 12 week…
