12 months rent in advance and deposit

I just found a house with what I thought was the only decent letting agency in the city. I explained our non-conventional circumstances and was assured they were really understanding and fair, unlike the other agencies.

I paid the non-refundable admin fee - almost 300 - and suddenly it's a different story. Even before they've checked our references, and even with proof of savings and guarantor's proof of savings, we're told the landlord's worried about our lack of regular income, and we will need to pay 12 months upfront rent. This will almost totally wipe out our savings, but since every agent is the same, and no privates around, we very reluctantly agreed.

We now realise they will probably still expect the 2 months' deposit... does anyone know if we have legal grounds to refuse this (at least until 2 months before the end of our agreement)??

    There's no legal right, as the deposit can be used against damages etc not just non payment of rent.

    It's all down to negotiation. Maybe offer 6 months plus deposit and see what happens.

    You have no legal grounds to refuse anything, at this stage they can refuse you for any reason they want. Your rights start the moment you sign the lease, if they muck you about now you can repay them in kind later.

    oh dear... where are we going to find more money :S

    Try amnd negoitiate for 6 months; at least you can try?

    You should have asked these questions before you put the money down.

    What is the £300.00 for, and what are the terms of it not being returned if you pull out, or if the landlord pulls out?
