Estate agent put my house on his website, Zoopla and Rightmove with the wrong price, called it an apartment instead of a house, had no pictures (even though they had been taken) and has now lost the cheque I gave him for the EPC - what a shower - no wonder we've had no veiwings in two weeks. Have signed up for a 12 week contract with them (which is the norm in this area) can't wait for 12th June when I can give them the elbow and go with someone else.

Are they a chain? Complain in writing, outlining what action you would like taken, to head office if they are. If not, ask for a meeting with the MD.0

When my EA got it wrong they apologised then told me that they would reduce their fees from 1% to 0.75% Might be worthwhile seeing if you can get some sort of discount from them.0

1) Although it does sound like the EA has ballsed things up, why did it take you took 2-3 weeks to check Zoopla/RM?
2) I presume the EA is now in the process of putting the online ad right?
3) Write out a new cheque, less the cost of cancelling the old one. Not a problem really.
None of these seem big issues to me, and certainly not worth threatening to go to court over? Unless you're sayign the EA is refusing to sort out the RM/Zoopla listings etc?0 -

If you don't have evidence of having communicated the problem, you need to start putting your complaint in writing, with a view to sending the letter I suggest in 2 or 3 weeks.
Do not rescind the contract without first of all having evidence that they are not marketing your property correctly and secondly that you have given them fair opportunity to put things right.
Finally, you could consider sending a mystery buyer to the agent to see if they can produce your property when asked for a spec which should bring it in a search. Your mystery buyer may need to produce a statement for you.You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'0 -
