Flat went on the market yesterday.....

Our flat went on the market yesterday ( by that I mean is now on Rightmove etc).
Been desperate to put it on for awhile but due to lease issues we have hadto wait, so I am now massively excited that its out there for people to view.:j
Now I am have never sold a property before, and I am wondering how long it should take for the viewings to start?
Properties have been selling like hot cakes round our way recently and as it went on rightmove late on Tuesday we were kind of expecting to have had a request to view by now......am I being a bit over excited? Does it normally take a few days to get people in the door?

Hi. First of all, well done - good luck!
It's really tricky, to be honest. Even if properties have been selling well in your area it could be a week before you get any interest, then you could get three viewings in one day. It's utterly impossible to tell. Check the pictures are as good as they can be (I noticed that my estate agent, like the rest, uses a wide-angle!) and that your pricing is well judged. Hope you got a couple of agents around - worth doing.
When I put mine on the market there were viewings the next day, but it's a pretty over-subscribed area, the flat is ready to move into and the price was competitive.

Had three agents round, one said 172,995 another said 170,00-17500 (start at 174,995) and the third asked if we were drunk when we bought it! (Rude!)
Its on for 174,995 which isn't overpriced for our area, and the pics look fab (if I do say so myself) we spent the Easter weekend having a big clear out and tidy up...I did not want to see my flat on the "have a look at this" thread!!!0 -

Its a flat! What "special" thing should it have!?
If your looking for a flat in an area you want to live in you would go see what fits your crtitera. So if someone is looking for a two bed flat in an excellent location they would come view it. Its clean and tidy, the pics look lovely, no clutter, it was a bright afternoon so all the rooms look very bright and airy.

Well, I'd say you just need some patience - seems like you're fairly clued up.
Just a thought, if there are similar places for sale at a similar price maybe book an appointment to go and check out the competition? You may pick up some interesting ideas, and you can always ask "had many viewings" and ask the estate agent if any offers have been rejected. If there are similar places on the market but the sellers have only had offers £10k under the asking price you need to have a rethink. On the other hand, if everyone else is holding out for close to the asking price you know you're on the right track.
Finally, I've seen a few places around here putting on "offers in the region of blah blah blah" with a low and high price. Could be a good way to gauge what people are prepared to pay and if you put in, say, between £170k and £180k for yours someone will put in £170k but someone else may offer £174k which would be worth considering.

Put my flat on the market about 5 weeks ago. 1 bed place in a desirable London location.
Went on at a price suggested by local independent agent, steady flow of viewers but not one offer. Dropped price to what I thought was more realistic and accepted an asking price offer from the next people to view it. 15k more than I paid for it 3 years ago too!

As a buyer I never saw the point in this. People will just take the lower price and ignore the higher price. It might be different in Scotland though.
OP are you able to access your Right Move statistics to see how many people are viewing it on line?0
