Cost To Extend Leasehold - Can You Negotiate?
Hey all, I own a leasehold property worth around £72,000. The lease was 99 years from 1st April1989 - meaning around 78 years remaining.... (Unfortunately I've only recently found out about the costs of extending a lease under 80 years :( ) Anyway, I contacted the Freehold managers and requested a quote. I had the…

Spring bounce
I've noticed an absolutely massive spring bounce where I live (SW London into Twickenham). Is it just the sunshine or is there something else going on? Now is definitely the time to sell if you've been waiting. Some places are going for over 2007 prices, even to sealed bids. I'm finding it all a bit extreme.

'Limited Title Guarantee' - Jitters before signing contract
Hello Friends, I've just recieved the draft contract and it says house is sold on 'limited title' as the house owner has died. The sellers(their son) has got a probate to sell it. But limited title means " Seller gives to a buyer where the seller has limited knowledge of the property that they are selling and therefore…

Advice wanted - house prices to go up or down???
It's all so confusing. I'm in Scotland, where the press is always saying 'house prices only ever go up!'. But I saw a report on the news yesterday saying that prices in Aberdeen had "plunged". What's going on? I might be looking to buy sometime soon. That would be a mad thing to do if prices continue to 'plunge' in…

Running a business from home

Rightmove. where do we go now?
we bought our present home 2 1/2 years ago but it still shows on the Rightmove site "sold subject to contract". As we are likely to market it again in the near future, we contacted the agent to ask for it to be removed & their reply was that it was a problem with Rightmove & it would be removed shortly. That was over two…

Tenant wants to call a plumber
Hi, My tenants have a minor issue with the boiler - which I think is a non issue, and is something that 3 other tenants have lived with for the last 2 years with no comment. I also lived in the property for a couple of years. It's not worth going into, but I just wondered if they insist on calling a plumber, and he says…

Previous owner still taking out credit on my address...what can I do about it??
Hiya, I knew when I bought this house (6 years ago) with my hubby that the people we were buying from were in financial trouble - he is a problem gambler. When we first bought the house we dropped their mail in at their new house a few times. After a year I thought 'sod it' and just started chucking junk out and returning…

Just had an offer accepted - yay!! I'm a FTB so now begins the scary part for me an I have a few questions about the order in which things should happen now. I'm going to instruct a solicitor and start the ball rolling on Monday with the mortgage but my questions really are about the survey. Is it usual to start on the…

Join me in my rights for tenants campaign
I want to launch a campaign to increase the rights of tenants from the unscrupulous activities of landlords and letting agents. I think for too long agents have been allowed to get away with too much at the expense of tenants. Landlords also need to realise that they have obligations to tenants, and these obligations must…

Tenant refuses to vacate
Hi all. I let a property via a lettings agency, with an AST. The tenant gave notice last month, advising that he found the rent too high and wished to move to a cheaper property. Proceeding With Sale - Important Parts of the HIP?
Having just got probate for my mum’s estate, I want to proceed with the sale of her flat in Torbay. Recently, on looking through the paperwork that someone else had prepared, I spotted that the searches were missing from the HIP. It had been marketed for months with that HIP. I subsequently managed to get the HIP compiler…

Damage to house after contracts exchanged
I've just bought my first house and exchanged contracts and keys this week. When I walked into the house I noticed that the front lounge window was cracked. This was not there when I viewed the property and was not mentioned in the survey either. I am therefore presuming it happened as they were moving out. Does anyone…

Property inspections on rented property - a question
I have just sat in for 2 hours, having left work an hour early, because my letting agents notified me that they wanted to carry out an inspection between 4.30 and 6.00pm (incidentally they only informed me on Monday, so pretty short notice!). They've failed to turn up, no phone call, nothing. There is no requirement for me…
