Buying more garden off the farmer - all of the street.
I live backing onto a field. The farmer has told myself and all of the people in the street who also back onto it that we can buy another six feet of garden. It's not that wide 30 feet max. He says the price will be fair. We are very keen, and wondering the best way to go about it. Would it be cheaper/better to use one…

Any legal eagles here?
Hi MSE's! Bit of a tricky one so I'll try to keep it as simple as possible. Background of it is our estate agents and solicitors are owned by the same man and they work out of the same offices. In February we moved house - we exchanged and completed on the same day. We sold our house to FTBs and we moved into an empty…

New build offer
Hi, This is fairly long so please bear with me. My boyfriend and I are looking at buying a 2 bed apartment together. We've found a completed new build apartment (one of 5 remaining out of 40). They have been on sale since mid 2009. The thing is we visited the property 2 weeks apart and have price sheets that vary by £2000.…

mse.com - OR - born2lose.com
The property 'market' is bound by laws and procedures which have their roots in medieval times when land was owned by a small number of people very close to the king or queen. If you fancied a piece of land in those days, you either paid for it or you sent in your private army and invaded it.... These forums are dominated…

House price negotiation after survey
I posted last week asking for some tips on negotiation after the Natwest valued the property we are purchasing down to £105k from the offer/asking price of 115k. I've spoken with the agent who was most unpleasant and implied this had never happened before - surely not?! she then rung back upon receipt of written evidence…

2Q's for a friend
I thought I'd pass the following Q's from a friend over to the MSE oracle! 1) Property has main public sewer passing along the boundary (bottom of garden) but may also have "local" pipes from neighbouring properties passing down the drive (couple of manholes) a) is this likely to be a problem b) is the bit in the HIP which…

Removing myself from title deeds
I have recently split with my partner. Its pretty amicable and having spoken to the lender there should be no problem with him taking over the mortgage on his own and buying me out for half the equity. However, I'm not sure how we go about changing the title deeds to take my name off them, if we don't I suppose I still…

Are the owners pushing it???
Me and my other half have found a lovely house that we want to buy. We've had two viewings, second being very objective and with the help of a third opinion and we've decided it is a good move. We are first time buyers so quite new to all of this and just looking for a bit of advice. The house is on the market at 205,000.…

Indemnity insurance sent with original guarantees
When I completed on my house. The solicitor did not have the original guarantees and I had to email the sellers. I was sent some and among them there was an indemnity insurance certificate. Letting Agent - Unprofessional?
My husband and I moved into a property in September. It is managed by an agent and a solicitor acts for the landlord. All through winter we have had problems. Severe condensation in the winter resulted in a wet floor and a lot of mould. We reported this before Christmas and chased it up a couple of times in January but it…

Share of Freehold - how to value?
I wonder if any of you wise people might have knowledge of how much a share of freehold is worth? The basics are: 2 flats in a town house. We own freehold. The new buyer of the basement flat (leasehold) has asked about buying a share of the freehold. We’re happy with that in principle. How much though? Lease has 100 years…
