Running a business from home

I have just moved into a new rental house and I would like to start a small, part time online business. However, our tenancy agreement says that business must not be run from the property.

Not wanting to brake the terms of the tenancy, can anyone advice on whether or not it's worth asking the landlady whether we can have written permission to run the business we want? We've already got Internet Phones so wouldn't need extra sockets installing or anything like that.

My main concern is that if I ask and she says no, what if she continues to suspect I'm running the business behind her back?

Also could there be something in her mortgage that states business cannot be run from the property?

    There could be something in the deeds of the house or a restrictive covenant saying a business could not be run from the house.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    It usually means that you can't run a business where customers are coming around, deliveries are taken, increased traffic, you deal with public, as then you have to for instance provide access for disabled, etc.
    I am self employed, was looking for a house as such, LA knew about it upfront, LL also is aware. And they all were fine with me running business from the comfort of my home.
    You can however could be asked to register it at different address, so your registered office will not be at your home. It is easy if you chose to trade as Ltd company.
    You can register your (virtual) office in City Of London for instance and then work from your kitchen table.
