Flooded Kitchen/Living Room
I am submitting this message on behalf of my daughter who lives in a leasehold flat in a seven storey building. She recently returned home from work to discover that her kitchen/living room was flooded throughout to the depth of about 5cm. It transpired that the waste water pipe in the building had become blocked and as my…

Advice on repairing a hole in a lath and plaster ceiling
Hi can someone offer some advice on how to repair a hole in a ceiling. It's a bit awkward as the bit of ceiling is on a curve (1930s house). Hole is about 1" wide and about 2-2.5" long, but in a kind of diamond shape. I've looked online but can't see anything that is a good tutorial. It's at the side of a sloped bit of…

Sip extension and building regs
2 questions... 1) Has anyone had a sip extension done please and if so, can I have your honest opinion on it? We are looking to have one and join as part of our kitchen as ours is currently quite small! 2) If we don't open up the sip extension into the main house initially and keep the external doors separating the space,…

Draining central heating question
Hi all, I recently put some sentinel x400 into my central heating to breakdown the sludge in my system. I now need to get rid of what's in the system and refill my boiler I've got a question though. When I refill the boiler with the filling loop, I can't see the pressure without turning the boiler on as the pressure gauge…

A house facade problem. Is roofer the right person for the job or somebody else?
Not sure what you'd call this little ledge on a house facade? It's crumbling away at places. Who should I get to inspect and repair? I suspect it's covered with something.. like a roofing material on top, but I can't see that without getting up to it (which I can't). Not sure if it's a job for a local roofer or should I…

Gas combi boiler
Hi My Baxi gas combi condensing boiler works well and heats the house. One thing I notice is, when boiler temp for rads is set to 60c after an hour the temp increases to 62c, then drops down to 58c, then increases again. 9 single rads and 4 double rads. TRV’s set 3 downstairs and 1-2 upstairs. Is it normal for the boiler…

Cadent Workers Vanished!
Cadent have been digging gardens and walkways to install new gas pipes and our part of the street is the last section of around 20 homes. Instead of finishing the street however they have packed up and gone seeming completely from the whole area. Is this normal to leave part of the street and maybe come back in the future,…

Query about Inlet Hose for new Hotpoint Dishwasher - genuine or not?
Hello, I’d be
grateful if anyone can help with either of the 2 following questions or point me in the right direction for an answer. So far my detective work has failed (results of my detective work at the end of this post). I had a new Hotpoint

Boiler pressure low repeatedly
Hi All, We've recently bought our first home and replaced the old boiler with a new combi one. Previous boiler was a conventional (hot cylinder in wardrobe upstairs, cold tank in loft). New one is a combi: Worcester Bosch Greenstar 1000 (24 kW), installed in Nov 2024. Since end of December, we have noticed that the boiler…

Does this loft look normal.
In the final stages of buying a house and popped up in the loft. Noticed there is a small brick structure that seems to have some of the wood part resting on top, it seems to be a support, but I can't recall if there were more than one. One of the bricks was loose at the bottom. Surveyor didn't say much about the structure…

Pitched Roof felt deteriorated
Hope someone can give us some advice here. The people next door had a roofer/roof line company come out to fix their dry verge which had come loose. Whilst up the ladders to fix he found that the roofing felt had rotted away and the battens were wet. They have been having a lot of damp issues and this guy told them that…

New composite door draughty
Just had a new Homeframe composite door fitted by a local builder who a few people recommended. I thought the door would be a perfect fit as it's built for the surround but there's a draught at the top and side. I haven't told the builder yet as he's away for a few days. I still have to pay for it fortunately. Obviously…

Extra long rotary airer cover....
I was not sure which forum this is best in, so here goes... I have installed a rotary airer in my garden, leaving the metal ground spike set in Postcrete. The ground spike stands several inches proud of the gravel, so that gravel will not fall in the spike. Of course, I dug a hole, knocked the spike in the earth, then…
