As a seller I have seen quite a few of them and although I sympathise with your true comments above, some people have no shame.
Well, maybe. After all, about 10 million people voted labour after they attacked Iraq and killed or maimed thousands of brits and tens of thousands of Iraqis for shiats and giggles so I guess the great british public are capable of any measure of stupidity.
Me, I find it hard to believe. Altough I have quite often though been press-ganged into viewing places that I cant afford or obviously dont match my requirments but havent been able to get out of it without really telling the EA what I think of him.[FONT=Arial, Helvetica, sans-serif]Rise like Lions after slumber

In all seriousness the only way now to get a reasonably quick sales is to drop the asking price 10-15% below what you think the house might have achieved last summer.
Most of the country has fallen somewhere between 6 and 12% since August, and it continues to fall, so you probably need to drop a bit more than that to get the sale.
At the current stage of the market it is probably best not to chase the market downward, but rather to overtake it. Prices are quite likely to fall somewhere between 20 and 35%, if you keep making small cuts in price every few months you will probably end up selling for less than if you started with a bold cut in the first place.

The worst part is that we have only been on the market for 2 and a half weeks, and have had 12 viewings.

Either people on this forum are very young, or have very short memories!
For most of the last 50 years, it has generally taken a few months to sell a house. It is only when prices are going up like they have been in the last few years that selling houses is easy.
The market has now changed - we are over the peak in prices and house values will now be falling for a few years. This not a controversial piece of crystal ball gazing; it is simple economics and a basic understanding of how all markets work.
Selling houses will become increasingly difficult - especially in the current year when vendors will be in denial about the falling value of their property, but prospective purchasers will refuse to pay last years prices. The resultant stalemate will mean very few houses will change hands.
We will be seeing a return to the time-honoured practice of not even looking for a new house until one's own is sold, slowing down the market even more.
First-time buyers and buy-to-let investors have now all but disappeared due to high prices and tighter credit. As all property chains require one or the other as the first link then the problems are further exacurbated.
And what will get the market moving again?
Simple.
HUGE reductions in property prices across the board.0 -

are EA's just dumb as or do they just not care. My my EA wrote my description up on rightmove with me having a 'wooden hob' go figure! they also mispelt all of it! i spoke to them about this 'oh ill sort it', they didn't so chase again and its sorted. but the photos they took were so bad and didn't upload i took some of my own and go them to the right size and emailed them in, they told me they had been uploaded but 2 days later they are not there, in fact the only internal pic they had put up is now missing! i fell for the EA's selling their services to me but i have a feeling that that is their main skill rather than selling houses. if they had said we wil mispell your add and upload no internals i would have gone elsewhere.0

After over 4 looonnng months of waiting we have finally exchanged. :T
Our buyers weren't as ready to buy as our agent maintained. So I'm pretty miffed with our agent about that, as we wouldn't have taken the house off the market if we new how long they'd be. Things between them and their buyer dragged out, but it has all finally been cleared up and now and contracts have been signed. I nearly started kissing random strangers after our solicitor called with the news.:D
I'm sooooo happy! I couldn't stop grinning when I got off the tube this evening and arrived back in our grotty area. Only 2 more weeks of living here. The champagne is on ice, waiting for my husband to come home.0 -
