I hate selling my house.

consumerpower, if you think about the % commisssion they charge, they get the bulk of it say 3k fee regardless of the last few grand. what i mean is say you sell for 160k they have their 3k and dont car about getting another 10k for you as its only worth about 200 quid to them and they would rather you sold quick for less to get them the commission than hang around waiting for the price you want.
mine has been on 1 week, 1 viewing and that is it. i am worried i wont get any as the market is so slow near me nothing much selling.
the funny thing was having pics on rightmove, it seemed so personal having pics of my home on the net, i thought mine looked terrible but its just its so personal and thats what makes them seem rubbish. my place has never been so clean and tidy i just want it sold and over with but is anything selling at the moment?!

They can't find what don't exist ..... if no-one has offered you £409k for it, then maybe it ain't worth it
Aside from that ..... £399k "looks good" as many people view/buy in ranges e.g. £350-400k ..... so they won't even be looking at your property if their limit is £400k.

That is very true. My one bed flat has been valued at £140k-£146k but I think it maybe better to market it at £144,950, in case I miss a load of people who are not looking for over £145k. :think:A cloudy day is no match for a sunny disposition~ William Arthur Ward ~0 -
I'm not saying I am a great estate agent, but we had an offer for 397, and a similar propety on our road is on for 425.
So yes our house is worth it thanks! I'd gladly do it myself if I didnt have a full time job and thats why I am paying them to do it!0 -
How important would you say is the advertising in local paper and inthe EA window?
we signed the contract a month ago and had 1 viewing. It was in the paper within a week of signing the contract, but the details were not done. We got one viewing the day they put it on rightmove - 2 weeks after signing the contract. It is not in EA's window.
I sent a complaining email to EA, and all he says is that paper doesn't matter, as long as it is on rightmove. I like looking through paper myself as then me and OH can both look at the houses according to area. We find it useful to go online after we did my initital search in paper to get more details.
All he wants is to drom price from £149.950 to £144.950. Then we would get viewings, according to him. So, it seems he is not bothered to advertise the house as we would have to drop the price and buyers will come running.Spring into Spring 2015 - 0.7/12lb0 -

It may be on for £425k, that doesn't mean it is worth it. Did you have a number of valuations before putting it on the market? If so, what figures did they come up with. We get through 700 property papers each week, thats how much the people in my area like it.

Thanks for you opinion - good to see that I am not the only one. We had 5 EAs to vaue the house and in the end went with the one that had friendly staff in the office (not just the person doing valuations) and our own experience as the buyers. EA told that they will advertise inthe newspaper and window, but didn't say for how long - our mistake not picking up on it, will know better enxt time we need to sell the house!Spring into Spring 2015 - 0.7/12lb0 -
Speak to the EA and explain that you are unhappy with the service. It may not be possible to advertise every house in their window, in that case they should have a system in place that allows them to rotate the properties, find out when yours is due to be in the window.
Likewise with the ad in the paper, when is it due to go back in?0 -

I expressed my dissapointment last week to the EA and he said that paper is not important at all, but just because I so wish, they will put it in paper 'this week' (he sent reply on Friday, when the paper came out, so will see what happens). I asked for statistics from rightmove, and still waiting for that. Will ask about the window when I speak with them next time. Well if the paper isn't important, ask to be in there every week and see what reply you get. It sounds to me like you have chosen a re-active agent rather than a pro-active one.0
