I hate selling my house.

    Tell the agent that you want 24hrs notice of any viewings taking place, that way you will know if you have a clear day & be able to relax a bit. You do get the odd person who is in the area for 'today' only, but the majority will book a few days ahead.

    If you have made plans, don't feel obliged to change them for the sake of viewing, ask the agent to do the viewing instead.

    We have had our house on the market for 12 weeks and have had just 1 viewing! I also feel like you in regards to being uncertain about the future for me and my family. For various reasons, I could do with being in my next house by the end of June/July but that doesn't look likely now based on the lack of viewings and the length of time house buying tends to take. Just try to keep your chin up and think that it has to sell eventually (thats what I'm telling myself while trying to prepare myself for the fact that it could take a year or more - although I'm hoping it won't take that long!). Houses keep coming on the market that look like they would be perfect for us, and then they sell so we have decided to stop looking (althoughI can't seem to stop myself having the occasional peak on right move) until our house has an offer on it. But obviously we need to get viewings first. We changed estate agents this weekend so fingers crossed we will get somewhere. And then I'll probably be feeling like you do too about the cleaning up!!

    Any feedback from the agent on the one viewing? What is price like compared to similar in area?

    Its a buyers market although there ain't many out there who are in a position to offer soooo - chop the price and you'll have a greater chance of a sale - and you'll then be in a strong position to do the same as a buyer for your next place...

    It sounds like you guys have done alot more than some people who's houses I have been looking at!
    I have been in some truly disgusting houses - one even had multiple puddles of dog urine on the carpet. Now I have a dog so I understand the issues, but to leave wee not cleaned up, especially when there are people viewing the house!!! Also dirty knickers on the floor, etc.

    I sometimes think if we looked beyond the mess we might bag a bargain. Unfortunately all the ones so far seem to have put about as much effort into maintaining their homes as they have cleaning up!

    (although not all bad, have seen some nice houses!)

    I can't believe that people don't make their home look as good as possible, if they are trying to sell it! :eek:

    No feedback from the agent. They say they have been unable to contact the people who viewed! This is partially why we have changed agents. There is another house the same as ours (except we have spent £2k on our garden which they haven't and apparently we have a better plot re parking and the view) on the market that is up at the same price. Unfortunately we aren't in a position to drop the price as we need the profit in the house to pay the deposit for the next one and the fees so we can only take about £5k-£7k less than asking. I know this means that if someone isn't prepared to pay this for it then we just can't move. And if we get to June/July and nothing has happened then we need to re evaluate the situation.

    Had a viewing today that I get a very good feeling from. Apparently her purchase has fallen through so she needs a quick purchase, and our house is nicer than the one she lost out on.

    Ooooohhhh! I have a good feeling. I have one more viewing early tomorrow morning, but I don't mind as much as I hope it will be the last. I don't want to jinx it, but I think this might be it.:D:D:D

    LouBlue, I know what you mean about all the pre-sale preparation. First I took a week to de-clutter and put away everything that didn't make my house look appropriately "aspirational." As my mum was repeatedly heard to say "You're not just selling a house. You're selling a lifestyle." Then it was another two weeks to paint the place and re-varnish the floors.

    After that was all done I was naively under the impression that the selling part would be easier. And while it's physically easier it is harder in some ways because you have limited control over what happens. You can't make someone want to buy your house. You can't guarantee that just as a young family comes to view your house some crazy driver won't tear down your street. You tear around tidying the place to look like a show home, and then the viewing happens you hear nothing and the anti-climax is crushing.

    But at the end of the day there is a buyer for nearly everywhere, so it will sell in time. I was so depressed earlier today. But fingers-crossed my viewer found her perfect house today.
  • I checked our appointment list from when we sold in Scotland last year.

    We had 53 appointments in 9 weeks. Admittedly some of these were second viewings and a few didn't turn up, but I can't begin to tell you how fed up we were by the end.

    We said never again and here we are trying to buy once more. Some people never learn......
