I hate selling my house.

    Fingers and toes crossed for you! We've got somewhere to go and we're not in an enormous rush as we're doing up the new house but I'm eager for at least some viewings. We're five grand cheaper than 3 similar properties in area, market only seems to be just waking up round here. XX
  • I would say there is something very wrong if a house is taking a year to sell.
    Consider:

    Advertised House Price - too much?
    Unrealistic expectation of value?
    State of disrepair/a lot needs doing?
    Crap neighbourhood/close by chav houses?
    Main roads/road noise?
    Busy area (school road)?
    Train lines running past/close proximity?
    Student accomodation hell road?

    There will be a reason why no one is viewing.
    There will be a reason why no one is offering if they are viewing.
    There will be a reason why no one is offering what YOU want if they are offering.

    Re-examine yourself again. There is somethig not right. Which one is it? Adjust the factor accordingly and your house will sell. And in a lot less than a year.

    Especially if you're at the seaside or in another top spot. Especially if it's raining. A lot of holidaymakers on a week away will actually schedule in a day's looking at houses in the area. It's free entertainment.

    Go into any estate agents in a seaside town on a wet,summers day and look at the trails of ice cream across the floor.

    As a seller I have seen quite a few of them and although I sympathise with your true comments above, some people have no shame.
  • Just to all the people commenting about my house, yes we had numerous valuation they were between 430 - 390.

    We decided to put it on for £410 since two doors up got 390 (on for 399) just before christmas and ours is more modern than their (had new kitchen and bathroom a year ago)

    Like I said we accepted 397 as an offer which we got in the first week but chain fell through, so we know we wont get 410 but looking for somewhere between 390 - 399.

    My questions wasnt is my house worth it, my point was will it make any difference to drop it 10K.

    So if we could keep all the your house isnt worth it comments, and back to the subject of estate agents that would be great.

    If you are prepared to accept 390 and expecting 399 as top end offer then market the house at 399,950. You will bring in the people only looking up to £400,000 - if you are prepared to accept an offer at that level, then market it so!

    It is possible to get asking price for a property. Don't exclude potential buyers because you expect everyone to try to knock you down on price.

    And if you hate the EA, then change :confused:

    People don't usually give up a precious Saturday morning to go and look round houses they have no intention of buying...they are misled by lazy estate agents into looking at houses which don't fit their brief, and as vendors seem to judge the skill of their agent on the numbers of viewers, you can see why they do it:confused:
