    hi

    I know for a fact there are people who view houses just for the sake of viewing them, they are the nosy neighbours from around the corner who fancy seeing your taste in decor, the people who have been viewing the 3 bed semi but decide they want to view your 4 bed detached even though it is way out of their price range just so they can see what it would be like , the people who ask you to give up a planned day out so they can view your house the day before open viewing because they are only in the area that day who then go on to say they didn't even want to live in this county anyway but just wanted to se what they could get for their money compared to where they want to live. Hmm, can you tell I hate selling my house too, lol!

    I'm not saying I am a great estate agent, but we had an offer for 397, and a similar propety on our road is on for 425.

    So yes our house is worth it thanks! I'd gladly do it myself if I didnt have a full time job and thats why I am paying them to do it!

    Erm, I agree totally with Debt Free Chick that people look in price bands and you are sitting just above one and possibly alienating potential buyers.

    There's a house on my street that's been on since before me at £45,000 more. Whilst it looks very nice inside, it's smaller than mine, has a much smaller garden than mine and the paint is peeling off the outside. So, it's not worth as much as mine because mine is perfect too (LOL!) but I tried to price mine sensibly and ignore lunatic vendors like that.

    And I'm under offer at my new asking price of £10,000 less and they're not! There's a mental barrier - I think actually if I'd dropped mine by £50 it would have made the psychological difference for people.

    EDIT: What happened to the 397 offer? Did you turn it down?

    I have a half an lb of dog poo that worth £10billion!!! the guy down my street has some thats on the market for £10.5billion and its not even as nice as mine!!! so my dog poo is defo worth £10billion!!!1!!1!!one!!!ELEVENTY!!!11!

    They do. It's a fact.

    People will admit to it. Estate agents know it too.

    Especially if you're at the seaside or in another top spot. Especially if it's raining. A lot of holidaymakers on a week away will actually schedule in a day's looking at houses in the area. It's free entertainment.

    We all love watching housey programmes on Tv... so let's go poke about a few.

    Mine's 12 weeks italia. Got our first viewing on wednesday after approx 5 weeks, so pleased something is finally happening. Just need to clean like a demon!! XX

    we had approximately 20 viewings then sold then 2 months into sale going through our buyer pulled out after bringing her entire family round on numerous visits including her just turning up when she felt like it.
    my advise is when you do sell make sure they know only visits allowed via arrangement with ea.

    Dont look at houses to buy until you have sold yours saves a lot of heartache.

    I changed my Ea due to my ea basically was saying it was my fault cause woman had got bored of house due to her viewing it so much ( which is a laugh as they told me 8 viewing wasnt excessive) i didnt want her at my door every five minutes it was them sending her and i couldn't help i when she just turned up.

    Any way my new ea put house on market and have sold in 2 weeks, sale going through at moment fingers crossed.

    I would suggest looking at your ea have they priced your house too high. look at other houses on internet to see what they are like inside etc and try to make a biased opinion against yours.
