Do you as a potential interested buyer think it's overpriced?

What do you love about it?

    Yes I think it is
I like stone terraces. I like the view (yes it can change) I want to see where the garden runs to
I like semi rural but near a city
    I like the potential

The house is good, the views are great, but it is close to neighbours and some of the garden space shown is shared space? 400k isn`t realistic to me, although I see they have already knocked 25k off the original price, 300k would be starting to get more realistic. Does anyone know the historical pricing?

And any planning perrnissiion that could spoil the view? (unlikely in the current climate)

2004, borrowing rates were lower than today so I think they overpaid back then but could possibly have shifted this in September if they cut to 325 or 350k, Too late to do that now and 400k is the sort of Kite Flying that will just annoy potential buyers TBH.

Why not offer 300k and say take it or leave it? How much do you think a bank valuation would price it at?

    I have zero idea tbh.
I am a cash buyer. We brought a 2 bed terrace up this way (paid a few k more then worth as done very nicely and was exactly what we wanted ) as an in between house from selling our own to finding what we wanted and then renovating it.
But I think a low offer is the way to go but only if there are not other issues at play
