    Yes, difficult situation but just underlines the dangers of looking at a house as a "store of wealth".

    Got a second viewing on this house tomorrow, as we move up to the area tomorrow. 
    She has now had a RICS valuation carried out so i will get a copy of that this week and we will go from there
    The market is definitely only going one way, be interesting to see what its been valued at (yes i realise its only one firms opinion etc)....

    Well it's almost guaranteed to be - even if prices stayed exactly where they are in ££, this would still be a year-on-year drop for many months.

    That's why the annual change that people like to talk about doesn't actually mean what many think it does.

    Well it's almost guaranteed to be - even if prices stayed exactly where they are in ££, this would still be a year-on-year drop for many months.

    That's why the annual change that people like to talk about doesn't actually mean what many think it does.
    Most people just pick up on the headline of biggest drop in 14 years, that is how sentiment works.

    The location of that one is dreadful I think, you could have cars parked and driving about round your property all night.

    Personally as a seller I wouldn’t drop the price based on what the buyer thinks might happen. Ultimately it’s all guess work and no one knows.

    Saying that while I don’t know the area it does seem expensive for what I’d expect the north to be priced at. You’d pay less than that around where I live and I live in the South East!

    Let us know what the surveyor has valued it at as I’m also curious. It’ll be unfortunate for you if they value it at the asking price though….

    Valued at 360. Partner isn't sure thinks the rooms are to small and the sloping floors will be to much of an issue

    A valuation of £360k isn't going to make them think very kindly of your £320k offer.

    And makes the "no more than £200k" earlier in the thread seem a little silly.
