On the market since September.. ideas why?

    Yes low offer goes without saying, but you maybe need to dig deeper on other issues.

    Said they needed the full amount or close to it to buy their next. I said that doesn't make the house worth that amount 
    I suggested she gets a proper RICS valuation done and then we can talk again



    How did they respond to that? It must have been fascinating seeing them try to deal with the reality check you gave them?

    He wasn't that happy. Kept going out about needing to afford their new place.
    I think they were actually pretty keen on that idea. Let's see if they go for. (I have a feeling they will)

    Ask her what she's smoking too while you're at it. 

    Seriously, nearly half a mil for an ancient terraced in (supposedly) one of the cheapest areas of the country? (North East). 
    A view ain't worth that much! ESPECIALLY after all the rate rises lol.

    As you said, what they need for their next property is irrelevant. What if they wanted a mansion, are they going to put that old terrace up for millions? 
    Clearly space issues due to the washer being smack next to the bog, lol..

    I'd have thought £200k or less for that, surely? 
    Glad you viewed it and gave them a bit of a reality check. More of that needs to happen.

    Apparently because its in the village of "esh" one of the better villages round here that it bumps the price up
    The layout is odd because it's on four floors and it's not a big 5 bed. Some quite small bedrooms
    The most odd putting thing (not from a structural point of view is the tilt when you go through the main door
    It really throws you

    Thanks for the update. It's a shame because that is/could be a lovely home, but the sellers won't be selling it at that price any time soon.

    Nope and they have to move due to ill health/cancer etc

    It could be an amazing house, but you would have to spend lots on it. The views alone are priceless. 

    Please remember the cost of building materials is at an all-time high. We had a cost for an extension to our house when we got the plans drawn up. It went through planning and by the time we were ready to start cost for materials alone had gone up nearly 20% in 6 months.

    I feel sorry for them but you are 100% right just because they need closer to the asking price to get their next home does not factor into the cost of what their house is really worth. 

    I would keep in contact - you never know they may have to be more realistic as their health changes ? Horrible way to think about it but I am just being realistic. - Good Luck
