What are properties similar going for locally and I mean 9 months ago. So Zoopla sold house prices search.0 -
Next door sold for £290k in January last year.
Unfortunately not the direct comparable, but the one on the right-hand side.1 -

Probably overpriced as it would need a lot work and money spent on updating it.0

It's just bog standard advice but easy to do:
Try clearing away personal items, photos, ornaments so people can vision their ideas for the house easier.
Have you had any feedback from EAs on why people viewing have not made an offer?

Have you looked at similar sold prices for the area on Right Move.
You can use https://www.nationwide.co.uk/house-price-index/ also to work out historical prices to include price drops / increases

Yeah, that garden knocks out families with young children - the pictures suggest the little darling would disappear over the edge one day!
