    This is one of those marmite houses. It looks nice and I like the layout but there are many aspects I don't like. (Location, EPC, needs so much money thrown in)

    I think it's worth it to someone but I wouldn't buy it even if it was 50% cheaper.

    I think the location is spot on for me.(semi rural, not far from a city) But it does need a lot of money thrown at it internally.
    The question is what should one make an offer on at ?(even it at all)

    It’s a very big house and four floors. Does the price per square foot/metre compare with other houses in the area. Looks liveable to me. Some cosmetic updating perhaps, depending upon taste. A lot of house.

    Looking at sold prices through the years in Esh and given the views etc I don't think it's widely over priced but it hasn't had any movement since Feb.

    It might be worth a cheeky 10% under offer of £360k and see what reaction you get.

    I quite like it but Kitchen and most wet rooms need redoing the rest is simple redecoration.

    Biomass I know nothing about this or the costs of septic tank upkeep.

    I like the views, I just don't like the location (and that's coming from someone who spent a chunk of his childhood in a rural village in East Sussex). Nothing would make me offer on that house.

    Nope, not in a cats hell would I entertain it at that price, and my best offer would come in no more than half either

    Sure the view is amazing but come on now, washing machine next to the bog?

    I wanted to see where the land ran to and I can see another issue (I've checked the post code under land registry property search and there isn't another parcel of land attached to this house) 
    Could the good people of this forum look at the land registry plan and look at the photos of the house where the garage is(the garden etc) and notice the big difference.. it doesn't make sense 
    @Land_Registry I know your a busy guy but just wondering what your thoughts might be on this ?
