Location isn`t nearly as nice though, but the original one still looks to be overpriced by about 200k.
Where do you get these figures from?

Saying that I do agree it seems overpriced. I wouldn’t consider that a good deal where I live and I live in the South East.

Sure the view is nice but it’s not worth that much money and as we know from threads on here you should consider such a view of a temporary bonus.

50% is about the minimum amount of 'overprice' that S1M2 finds on any property.
  • Septic tank is brilliant - we have one and in 15 years have had no trouble with it and it has saved us thousands in sewage charges. Emptying costs less than £100 a year. Biomass boiler might be an issue for many people however, and the place looks like it needs a fair bit of updating. All looks very old fashioned to me, and I'm 70!

By watching what is going on in the bond markets. Ok, I was slightly over-dramatic on 200k, I will more realistically say it is overpriced by 100-150k.

    Go on.

Enlighten us what the bond markets say about the price of a specific terraced house near Durham.

The clue is in my response to one of your earlier posts, I will let you work it out, most people reading probably already have made the connection because the answer to the OP`s problem was outlined in numerous posts near the start of the thread.

On average property is falling £1000 per week now, so you have to get ahead of the falls and everyone is also trying to get ahead of them so you have to be way under every other seller who is trying to lower prices as well

So many people are too late lowering asking prices, you have to get ahead of the falls
