Hope you can find a good quote for the level 3 survey.MovingForwards said:Can't remember if the docs you have from the seller details changes to the property, if so scan / photo the relevant sections and send them to your surveyor as they can cross ref the info against the property, anything not disclosed can be used as a bargaining tool for the seller paying for indemnities etc. I believe all surveys cover subsidence as they're geared up more for mortgages than cash buyers.
The gig and opera were much needed and appear to have increased your spirits.
I don't yet have details of changes to the property. I have just asked the solicitor to request these so the surveyor has access to them next week.
Good point re the survey and subsidence.mark55man said:Glad to see things progressing well for you DIA!!If you have built castles in the air, your work should not be lost; that is where they should be. Now put the foundations under them

So, what is going on?
I keep doing sums of the house buying process budget and the ongoing budget once there.
The (hoped for) house is bigger than I expected to buy. In one way it is more to upkeep. On the other hand it opens up possibilities, so I should be able to build a decent house fund once I get going.
I looked at statements today and realised most of my spends are food away from home, coffees and teas away from home and transport. Those costs will grind to a halt once I'm in the new place.
I have seen the consultant. I am still in the system and on the list for a procedure in the next few months. However, I have improved a lot. I am no longer in constant pain. I am not taking meds of using heat pads. The hope is I will not need surgery. I had osteopathy today. The osteopath also thinks surgery will be unlikely. It is so nice to be pain freeish... but I will never forget it and will renew efforts to remain fit and well. Being painfreeish has improved my spirits. I now have an alarm on my phone that goes off on the hour to encourage me to move, stretch and drink water.
A positive post from me today.
Hoping everyone is having an ok day

Today the surveyor has been paid. I did this from cash flow, without sacrificing savings.
I emailed my solicitor about electricity and gas safety certificates, as they claim to have put in a new boiler and part electrics...I also asked how to access the void beneath the house as the surveyor wants to inspect.
I am scared of not having an emergency fund so I am pushing to have at least £1,000 ready for any eventualities. I don't have a washing machine so will need to buy one and pay to have it plumbed in too. It would be great if I could have that money put by in addition to my emergency fund. I also want to keep my credit card clear so that is also a safety net in an emergency
Generally, I want to keep £100 in a buffer zone as I found when I had that it was so helpful in not going overdrawn or having to do complicated shuffling.
A week to go until the big reveal (the survey) If that goes well, I will turn my attention to removals costs.
Wishing everyone a good weekend

Great that you've been able to pay for the survey without using savings. I agree that life feels much more comfortable with a £1k emergency fund."Good financial planning is about not spending money on things that add no value to your life in order to have more money for the things that do".
