    Does anyone have a zero budget template so I can log my spending in July?

    If you just want it for a month is it worth trying a free trial of YNAB?  The free trial if for 34 days so you could time it for just before the end of the month so that you get the whole of July to try it.  That's a zero budgeting app.  It takes a while to set up but easy to keep track of your money once done.  I've been using it for about 10 years now (the old system for most of that time and the current system since the beginning of this year).  Wouldn't be without now.

    Meant to say it sounds really positive about the house.  Fingers crossed for you it all goes well.
  • Sounds like your second viewing went well and you are switched on as to what questions to ask. Is the “loft room” described as a loft room or a bedroom? Just one to watch. Good luck with it all 🤞

    Thank you @Skint_yet_Again the loft room is described as a bedroom. I'm assuming the surveyor will ascertain if it is a bedroom or not?

    So today I've already had the solicitor on. He has heard from the seller's solicitor and apparently there is a 6 week fixed time for completing. My solicitor suggested I apply for searches immediately so that has been done. The risk is if the survey is absolutely horrific to the point of needing to pull out, I would have lost a few hundred pounds (again)
    It's a risk I'm willing to take. Solicitor suspects it will be closer to 8 weeks to complete. It still feels quick! The average is 12 apparently...although of course sometimes it is much longer!

    I'm starting to think about my budget that I will have if I get the house...
    @Skint_yet_Again is good on budgets so I will go back over her old ones.

    I’m not sure but I believe loft conversions may have to have building regs. Might be worth finding out via the EA if the vendors have planning / building regs certificate. There is info online from federation of master builders. Don’t contact the council as this will compromise any indemnity policy if you decide to go down that route.

  • There are requirements like windows etc before it can be described as a bedroom. The estate agent should have factored this in before advertising as such.

    Surveyor won't make enquiries into the validity of the loft / bedroom, only say if it meets current regs; ask them if they believe it met regs at thw time it was done.

    Taps without water may be due to the water being turned off and what is coming out is the run off, or individual taps are off find out why.

    Everything is crossed for you!
