It's good that you've got a friend to go with you for the second viewing, and hopefully the survey will be as positive as these things are! I'm no expert, but I'd be looking for any obvious signs of disrepair, checking condition of windows/doors, boiler etc, and ask whether the boiler/heating is working. Is there anything that would need to be done urgently, or is it liveable for now, or even better, if it's all done and in move-in condition! So pleased for you dia. Hope all goes well with your second viewing & it all goes through ok. I would ask about any alterations to the property (if there are any) & when done so you can get the surveyor to check them out. Mine had a flat roof extension to the rear & I knew it had been there over 20 years. My surveyor checked it out for me.Also agree about boiler & when last serviced. The alterations are obvious as walls have been removed downstairs. I will ask surveyor to pay particular attention. A loft room has been created. However, no extension or anything so hopefully all is well there...If you have built castles in the air, your work should not be lost; that is where they should be. Now put the foundations under them

So, the second viewing went well. Property even better than I remembered.
My friend confirmed the things I thought.
There were a few issues- boiler doesn't appear to be working
- no washing machine space
- water would not come out of a few taps
- rubbish dumped in alley where bins are taken through
- needs curtains (measure up for)
- find stopcocks
- find fusebox
- check boiler/central heating works
- check water in bathrooms/kitchen
- check rubbish removed
- boiler certificate of safety
- surveyor to check house adaptations and permissions
I saw no signs of damp and it smelt fine despite no windows being opened or overpowering air fresheners
It has been professionally renovated, so although I am sure I will find problems once I'm in, like any new home it is exceptionally move-in-able. Carpets and floors and walls all good. It will need curtains to stop people looking in
There is a big cupboard next to a bathroom which will fit a washing machine. It might work better near the bathroom, as the kitchen is small, although it has a slimline dishwasher which is probably the better use of the space as far as I am concerned.
I am counting down to the survey.
I had a good day yesterday and dared to dream this might work. On paper it should be ok. We are both chain-free and eager to complete quickly
Funds are tight as ever, and I am going to try and pay for the surveyor by having a frugal month (bar a weekend away already booked but not paid for)
I need to spend very carefully so I might use my diary to track spending for July to keep me accountable.
