    3) Mortgage neutral by 06/30 (AVC £26.8K + Lump Sums DB £4.6K + (25% of SIPP 1.2K) = 32.6/£127.5K target 25.6% 13/9/25
    (If took bigger lump sum = 54.5K or 42.7%)
    4) FI Age 60 income target £17.1/30K 57% (if mortgage and debts repaid - need more otherwise)

  • It sounds like you are having a lovely relaxing time house sitting dia. Glad to hear that your pain has reduced. 

    Sorry to hear about your offers being turned down. Don’t feel forced into increasing above what you can afford to pay. If you do decide to submit a final offer & it is turned down, or decide not to increase, you could tell them you will leave it on the table so they can come back to you if they decide to reduce the price.

    I have seen a number of comments around charities pushing to maximise the value of the estate - they don't care about you, just a few days effort playing hardball could earn them £5K -and they tend not to have time pressures.

    I hate to say but looking like a red flag.  I would not pay more than you originally thought. Especially as there are a few challenges that made it your second choice

    Thanks @mark55man I am determined not to overpay. However, I am very aware that I need to get out of my current position as it is increasingly untenable. I do like the house more and more, especially after meeting the neighbours. I could see I could be happy there, given the chance.

    Glad the physio helped and improved confidence with movement.

    The EA should advocate as they'll want it off their books. A property appearing to stagnate isn't good for them and indicates to experienced buyers there's an issue somewhere. 
    - it's the same with equity release sales where the money owed is more than the value of the property, they cling on thinking they'll get what is owed, trying to repeatedly explain the property will not sell and reminding them of what offers have been received since it's been on the market.
