2) £1.6K Net savings after CCs 14/8/25
3) Mortgage neutral by 06/30 (AVC £25.6K + Lump Sums DB £4.6K + (25% of SIPP 1.2K) = 31.4/£127.5K target 24.6% 1/9/25
(If took bigger lump sum = 53.3K or 41.8%)
4) FI Age 60 income target £17.1/30K 57% (if mortgage and debts repaid - need more otherwise)
(If bigger lump sum £15.8/30K 52.67%)
5) SIPP £4.8K updated 29/7/252 -
Try and keep the things that are important to you at the front of your mind. Yes its frustrating that houses keep disapparating on you. This waiting game must be incredibly frustrating.

The EA should advocate as they'll want it off their books. A property appearing to stagnate isn't good for them and indicates to experienced buyers there's an issue somewhere.
- it's the same with equity release sales where the money owed is more than the value of the property, they cling on thinking they'll get what is owed, trying to repeatedly explain the property will not sell and reminding them of what offers have been received since it's been on the market.I hope the EA agrees to advocate and we can come to an agreement

A quiet few days where I have been taking it easy. It has given me time to think.
It seems despite my best intentions I can only think about potential homes. So, I've been focused on looking at my financial position over and over....I had good news in that I have slightly more funds than I thought I had. I had not accounted for the interest my savings will generate. Also, my DB pensions have increased more than I thought. It puts me in a stronger negotiating position.
I am keeping to my plan of leaving the house for a week before re-contacting the EA. It would then have been on the market since February and it will be May...
I wasted £8.15 on tea and cake. I say waste, because neither were very good. When I do finally have my own home I look forward to baking my own cake and treating myself at home

Sleeping hours have increased. I had 7 hours straight through. I had a few small naps during the day so I am pleased with that. Today I am going to buy an exercise band to help with stretches. My back aches, but most of the pain is now in my foot. I will buy heat pads today but I am managing without meds, so it is clearly improving. I need to keep reminding myself that it is getting better.
Trying to shift my focus...so today...

wash/condition my hair
eyebrow attention
contact beauticians and book a facial/manicure (at college) No appointment made
health:
exercises
walk X2
buy heat pads
contact friend who has a good chiro I want to try
make a physio appointment
culture:
read 3 chapters
appointment for art gallery
Today's first walk is to Mr L to see if I can find a £1.50 veg box. If I am not lucky at least I get the first walk of the day out of the way. If I am lucky I will be making soup
