Does sound very positive and stands a change the original flooring has been covered over; it's the easiest option.
The distances are a good distance too, not too close for hustle and bustle, but close enough to walk.
Everything is crossed for you.

That sounds very positive for the viewing (apart from the annoying EA). Fingers crossed price negotiations go well."Good financial planning is about not spending money on things that add no value to your life in order to have more money for the things that do". Eoin McGee2

I'm learning about strategy at the moment but my befuddled brain lost its words last week.
Sounds like some good practical advice was had3 -
don't bend too far to keep the EA happy - but generally if you know your own mind as well as you do, their BS isn't going to affect the outcome so a velvet glove with a fist of steel is about rightI think I saw you in an ice cream parlour

In all things house...I had my first offer declined, then my second offer. I now know a charity is involved and they are pushing to get as much as possible. That is fair enough but the house is not shifting and I think that is because the price is too high. I have gone high enough as I need something leftover to make the house comfortable. My understanding from the EA is they want 10k under the asking. I am offering 25k under. Feeling disappointed. My thoughts are, wait for a few weeks to see if they drop the price, but that risks someone else coming along and offering the price they are happy to accept. Not sure of my next step. I will do some number crunching AGAIN
In other news, I am house sitting for a few weeks. It is so nice to be alone. I have a book, the radio and some nice tea. Sounds a bit sad in a way but I feel very relaxed, well as relaxed as one can be dealing with EA negotiations...
My pain levels have greatly reduced. Currently not taking any pain killers, not using pain patches or pain creams.
I have physio tomorrow. Looking forward to learning some exercises to help going forward.
I hope everyone is having an ok dayIf you have built castles in the air, your work should not be lost; that is where they should be. Now put the foundations under them

De-lurking to say a book, the radio and copious amounts of tea sound IDEAL!
Good luck house-hunting going forwards - the right house will present itself and your patience will have paid off.
