It’s borderline criminal to use the word detached for this property. It’s an end terrace or semi, no question.
I think the issue of trees or parking or photos etc are just fluff. The real problem is that you’ve actually got is the house is really a two bed with an extra one bolted on.Three average sized bedrooms, which is ok, but downstairs? No.I can see why you are getting viewers because generally it looks pretty good, but I bet they all walk into downstairs and realise it’s too small.It needs to appeal to small families, who want 2+1 properties but whether the price point is right for that I dont know.3 -
Likely already been said a million times but I would not pay 290 for this house. 230 at most. It is a bit of a weird shape and seem very squashed. It is a nice house still but not for that amount.0

You really need to dress the downstairs to show that it is big enough as rooms look smaller when empty. You should have had photos taken before you moved out.
Two sofas with end tables and tv set in lounge and a dining table and chairs in kitchen, borrow from family or buy from charity shops for less than £1000, neutralise purple room. Downstairs loo great for families with young children but tell them you used as utility.
Of 20 photos 10 are of exterior. Emphasise local amenities in description1 -
The photos aren't the best at revealing the true proportions.
My guess? 2 things. People are hoping or not noticing before they come how small downstairs is based on the outward appearance of the property, the plot and 3 bed plus ensuite upstairs. Secondly, people come hoping to convert what looks like a garage to even up the proportions, not realising its a carriage house set up and the car port space is needed for access.
The trees could be love/hate.
Its NOT link detached but that is fairly obvious unless your viewers assume a mistake in the photos and come anyway, which would be very annoying.
The 'extra' land at the front looks like the developers palmed off some of the estate land to your plot to save maintenance as its just work for you at the moment.
Disproportionate houses have smaller buying pools, they just do. Typical house styles are typical for a reason.4 -

If you are getting viewings but no offers its normally one of 3 things:
You are getting people "sightseeing" as its an unusual property. Not the case here
You have something hidden from the listing that is putting people off when they see it. Doesn't appear to be case here, although maybe the size.
Its just bad luck. This is what people miss. There are varying figures available, but there's a low average of 9 viewings before sale up to a high of 15 viewings (some places 20+). Remember these are an average so for every sale that happens after 1 viewing there's one that could take 30. Currently you aren't anywhere near a statistical improbability.1 -
I agree with others. Its definitely not link detached, thats really quite a deceiving.The photos also appear deceptive and as so many are of the outside, it makes one think the inside is not worthy of photos. I have no idea what the lounge looks like, or a full view of the kitchen diner. Whilst you are getting viewers, the photos may put off potential other buyers.I also was shocked at the price as that seems expensive for Rugby.3

One of the problems I think you are experiencing is as you mention the downstairs area is too small for couples with children. This leaves the potential for a large chunk of your potential purchasers being FTB who have not yet started a family, and £290k is likely too much of a stretch for the majority of FTB's.
We were in a similar position when we sold recently as the garden was on a steep hill unsuitable for kids and we decided to move due to starting a family, so this obviously put off other buyers with a family so our market was mainly FTB's.1 -

Viewers will definitely be worrying about tree roots. Do you know how it was built? My parents' house was "pile driven" to increase stability (so I understand).
They'll also think it's going to be shady.
Also wouldn't call yours link detached as it's not just the garage which joins next door. It's either end of terrace or a semi depending on what's the other side to the joined house.
The garage/carport setup is weird. And nobody can convert the garage as you need to drive through it. Never seen anything quite like it. Would've been much better keeping that as a coach house type setup where you just drive through. Perhaps with gates rather than a garage door. Bedrooms also tend to be cold above garages.
Empty houses are usually harder to sell. Can you dress it at all?
Sorry if I've listed things that can't be changed, but it might help know what people will be worrying about or thinking so try to sell positives about them (or get your EA to). Point out sunny spots in the garden, say how you love the trees as not overlooked, how safe the car is and how you never have to worry about it being stolen from the garage (although careful not to make out like the area is dodgy or high risk lol!) See what I mean? Negatives into positives.
