Not really much more to add, but it does look like a nice house but the layout downstairs is probably holding things back - that is quite a small lounge and it's probably only until people are actually in it do they realise how small it is. Was the kitchen originally at the front and the back was a lounge/dinining room? That would seem a more logical layout to me.1

To have so many viewers already, it can't be the price, so there must be something to do with the property itself.
I'm not a fan of properties left empty for veiwings. It just makes a property look cold & unloved whereas furniture not only adds a bit of warmth & gives more of a lived in family feel, but gives potential buyers an idea how the furniture they have will fit into the rooms. Some people think empty rooms look bigger, but it can often have the opposite effect.
The photos are dreadful, get yourself some 2nd hand furniture from a charity shop or similar as another poster suggested & either get another ea in to market or get current ea back to take decent photos.
The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -
Suggestion; When you dress it up for new pics and viewing, make the 3rd bedroom above the "fake garage" a study room with computer table etc. So someone who might work from home can see that fitting their lifestyle.Why isnt the garage on the floorplan? Are viewers aware of the carport/ garage set up? Is the car port open for viewings? I think you may have missed out on viewers due to this not being clear when looking at the description.2

Brand new detached 0.3 miles away that prob has New Build incentives. Personally having lived in a similar problem those trees would be my biggest No No. My garden was always water logged.1

Thanks again. Lots of helpful ideas. As I say we will definitely reduce the price and add some photos that show the downstairs layout better and the garage and car port set up. In fact it's lovely and sunny here today so will take my camera over now.

Hang about, @LittleMax, do you own the grass verge that borders the pavement where the road terminates? You've mentioned a 'useless verge' and I was wondering if you meant the bit where the sapling is, beyond the big bush. That would put me off, sorry. It's a rather large maintenance obligation for no apparent gain. It's also very visible so will need to be kept tidy for the purposes of good neighbour relations. I note that you are keeping it tidy.
Other than that, it's a nice enough house in turnkey condition that should suit a buyer who wants something that can be moved straight into. The carport and garage setup is ideal for someone who likes cars and wishes to shelter them. It's also ideal for plugging in battery operated cars or for storage of mobility scooters and the like. I agree that it isn't suitable to be converted into a room: doing so really will make it into a semi-detached house and reduce the number of parking spaces to an inadequate one.
Price maybe? I know nothing about house prices in that area so can't comment. Oh and, as has already been said, take some better photos!!
