Nobody has suggested the carport/garage belongs to the neighbours. Your house attaches to the neighbour's house by virtue of the bathroom and bedroom. That is not what people generally consider to be a link detached, they will see it as a semi. Our property was advertised as link detached - the 'link' is the garages, not actual rooms adjoining the other house.

I don't understand why it says "link detached" because Id say your house is an end terrace.LInk detached, at least to me, is (as above) attached garages or a garage attached to a house. Not part of one house attached to another.Do your viewers understand about the car port (that looks like a garage??)4

Yes, I think the agents were being too optimistic when they valued post lockdown about the upsurge. We know we need to reduce.
Good to know someone else likes the trees. The overhang can be cut back, the builders had out them right back when we first moved in, and our neighbours over the back all had them cut back about 3 years ago. We have chosen not to but it is an option. No one has fed back any concern about the trees, except the lady who turned out was looking for an investment property. But I have been able to discuss with people who owns the trees and that they have them checked regularly etc.0 -
It's an almost identical plot to my mum's house. She has awful problems with leaves and acorns - dunno what sort of trees are around yours, but viewers may be concerned. People think she's exaggerating but she literally fills at least a wheelie bin up weekly at this time of year with acorns.
Viewers will definitely be worrying about tree roots. Do you know how it was built? My parents' house was "pile driven" to increase stability (so I understand).
They'll also think it's going to be shady.
Also wouldn't call yours link detached as it's not just the garage which joins next door. It's either end of terrace or a semi depending on what's the other side to the joined house.
The garage/carport setup is weird. And nobody can convert the garage as you need to drive through it. Never seen anything quite like it. Would've been much better keeping that as a coach house type setup where you just drive through. Perhaps with gates rather than a garage door. Bedrooms also tend to be cold above garages.
Empty houses are usually harder to sell. Can you dress it at all?
Sorry if I've listed things that can't be changed, but it might help know what people will be worrying about or thinking so try to sell positives about them (or get your EA to). Point out sunny spots in the garden, say how you love the trees as not overlooked, how safe the car is and how you never have to worry about it being stolen from the garage (although careful not to make out like the area is dodgy or high risk lol!) See what I mean? Negatives into positives.

Point taken about linked detached. There are a lot of houses on the estate by this builder with the carports and they were all marketed as and continue to be sold as link detached. When the door is up I think it looks less semi detached, but I certainly describe it as semi-detached for buildings insurance.
We know we need to reduce and I want to reboot at the same time with better photos. It's good to understand the confusion over the car port and the garage - I will take photos to try to show this better and look to add to the floorplan.

Our new build 3 bed detached which is of similar square footage somehow manages to have better proportioned bedrooms.
Having said that I think it is the downstairs of this property that will be putting buyers off. It has the living accommodation of a 2 bed property with the bedrooms of a 3 bed property so it too top heavy.
The property and plot do look lovely and I actually like the drive through and detached garage combination that would work really well for us.
I do think dressing the property with some furniture will help potential buyers see the size of the rooms better. They are perhaps struggling to see where furniture will fit and maybe looking at the rooms thinking they are smaller than they really are. Empty rooms confuse some buyers.
I don't think there is an issue with price or you would not be getting the viewings. But if you really need to sell then a drop in price might just get that buyer through the door.1 -
Yes it's a Semi detached. I would be disappointed if I was expecting it to be detached, but then you can tell that from the photos so it would not be a surprise on a viewing.One person mentioned lack of light in the garden. Is it north facing? I really really want a sout or at least west facing garden, not north. If that is not clear in the particulars I might go for a look and would then rule it out.3

I would be concerned about having a bedroom above someone else's garage, in case they made a lot of noise. Even if it doesn't happen now, neighbours can change.
