15 Viewings - No Offers...

OK guys - I've got my big girl pants on!   Plenty of viewings, no offers, not even a cheeky one, zero zilch nada!  
Here's the listing...

The main thing that sticks out to me is that your photos are strange. Just really odd angles. It is certainly not showing it off to its fullest potential.
Photo 10 of your bathroom is pointless, the entranceway isn't being shown off very well for the angle, and what's with the weird "arty" outside shot at the end with the tree? The first photo showing the outside of your property would be better off taken straight on.

I wouldn't be surprised if the poor photography is making people think your house is too small for them.

Otherwise I can see it's a lovely home, no outlandish decoration and it's clean. I haven't dug around on pricing, but your photos need some work. I hope this helps 🙂

It looks like a great quiet plot surrounded by trees.  If people are viewing, it's not the photos that are holding them back.

It's a lovely house and you've had loads of viewings so that leads me to think it must be the price...?

If it was the price then I wouldn't have expected people to bother viewing.

I'm really surprised that it's not the photo's - they're awful!  However, if that was the problem then again, people wouldn't be viewing.

It's got to be something they're discovering whilst there - are the rooms smaller than they look in the photo's?  Is there a noisy road nearby (or neighbour)?  A nearby power pylon/ mobile phone mast?

Have you asked your EA for feedback from the viewers?  I tthink this is likely to be a bit too much of a guessing game without hearing from the horses mouth!

The trees are lovely and give really good privacy, however, they look pretty big and are very close to the house which may put some people off.

It seems to be priced okay compared to similar properties so I'm not sure what else could be putting buyers off.

Too expensive. Nearest comparable property (No 59) sold for 215 twelve months ago.
