Well done, good result for you! The SD holiday must have helped? Also you reduced 15k from your original asking price and the garden is quite a decent size? I would agree with that article about everything taking so much longer. We had a very straightforward transaction with no chain, the buyer was very keen to be in for Christmas. They suffered delays with a mortgage decision which didn't come through until Christmas, and they were worried about starting searches without the decision so delayed submitting search requests. These were in for new year but they didn't get those back until 19 Feb and then we exchanged and completed on 26 Feb. Previously with a similar straightforward transaction in 2015 we did everything in 5 weeks (and that was with a lot of Solicitor queries too).
If people are making offers now they need to make sure they are requesting searches without delay.
