The viewings I've done with sellers in person have always felt Something goes wrong during viewings. I would suggest letting the agent conduct future viewings and see if that makes a difference.
I think some people would be more comfortable viewing with an agent and then asking "Do you think they'd take £X"

As more and more people return to their parents there will probably be less viewings in general and more low offers, and more and more threads about it on property forums.0
