    The house presents well and the fact you are getting viewings suggests the price must be okay.
    So what are viewers seeing when they get there that is putting them off?  I have not looked at satellite pictures but is their a school or industrial estate just over the hedge?  Is their a noisy neighbour with a continuous barking dog?

    I’m confused, doesn’t the kitchen already show a dishwasher in situ? 
    Do you think viewers are struggling to visualise with furniture, is it worth at least dressing the living room with sofa etc.,? 
    We had the dishwasher in the washing machine space.  We removed the toilet and had the washing machine in the downstairs wc.  When we moved we reinstated the toilet.

    I dont know the area but 15 viewings no offers says to me its not price, there's something thats putting people off irerspective of price.
    Parking?
    Are there smells or noise from the farm?

    The farm is long gone - neighbours behind the trees are the old farmhouse and 3 or 4 barn conversions.  No smell no noise.  It really is a great plot.  Parking is fantastic - no issues in the close, 2 - 3 cars on the drive plus a pretty much guaranteed spot in the road immediately outside as neighbours don't park in front of your window.

    No absolutely not - everyone who has ever visited has always commented what a lovely spot we had and how quiet.  Feedback we are getting is it's a great plot.  I think it's the house.  The downstairs is small, it's 2 bed sized downstairs and this was the compromise for us when we bought.  We really liked the plot.

    It depends what those 15 viewers have as a comparison in the area for 290k?

    It says link detached, but I would count it as semi-detached. Which I would value slightly less than the detached houses nearby. 

    What are your estate agents like? Are they good at talking about the property? Can you give the viewings instead of the estate agents, you might be able to sell it better. We viewed a house where the EA didn’t say a word, didn’t want us to see the garage etc and rushed us, if the vendor wasn’t there to explain they loved the house, what the neighbours are like then we wouldn’t have put in an offer. They later decided to keep the house due to their situation but it was an offer. The second house we like is also with a viewing we had with the vendor. The vendor briefly explained the house then let us look, and was there for any questions. The other three viewings with EA, they didn’t know anything about the property, we had to chase for extra info.

    I am doing the viewings - that's how I have picked up where people have asked about space for a dishwasher and I have shown them the various options.   The only people that have come back for a second viewing hadn't been clear that all of the green space at the front of the house (on the drone photo) is included in the plot, so I start at the front now and explain that to people.  
    We have been really happy there for 8 years and it was a real dilemma whether or not to move and I have tried to get that across to people.  I try not to be too hard sell, some people haven't wanted to engage.   With covid I do a brief intro in the garden then let people go round at their leisure and wait in the garden and answer any questions at the end.

    (1) What exactly do you use that area for though?  Looks like it's just a wide verge that you have to mow, not really 'useable' in real terms.

    (2)  Why are you moving then if you have been really happy there and the thought of moving caused a real dilemma would be my question as a viewer - makes little sense.

    I would also agree with Blue_bell that it isn't really a link detached, it's a semi as 2 rooms adjoin rooms next door.  IS that how it was built or has it been extended?

    Yes this is how the house was built.  We moved because the downstairs is too small!  Anyone that views with children I know is going to find it too small.  The houses of the same design in the close are all occupied by couples with no children.
    We had intended to extend the downstairs out to the side, and forward onto the useless verge, and would then have a good sized downstairs to match the upstairs, so our dilemma was whether to have the upheaval of builders or to move.  In the end we were able to afford something bigger than the extended house would be and still scope to add value.  That's why we have moved.  Once the road is adopted there will also be the option to have a dropped kerb and put extra parking on the useless verge.
