I think the trees need a trim, looks like they will be pushing your fence down soon. That was what came to my mind. Otherwise it was nice inside!2

It is slightly unorthodox that the garage belongs to the neighbours..... I presumed on first look that this was part of the house.
I would be concerned about having a bedroom above someone else's garage, in case they made a lot of noise. Even if it doesn't happen now, neighbours can change.
So I guess this may be a source of disappointment, the downstairs is way smaller than the expectation looking from the outside.
I think when viewers say too small, it just means too small for the money. If it were priced lower I'm sure there would be bids.
There is a new build genuine detached house for £289k nearby, this might be more attractive for FTB with incentives and potential HTB bonus.
Do you have planning permission for the extension? Actually getting it would do more for the value than anything else.

* extending adds extra £££ and hassle to the asking price
* the piece of land at the front is currently useless and will remain so until/unless the road is adopted
* bigger houses with scope to add value are available

The garage doesn't belong to the neighbours. The bedroom and bathroom sit over our own carport which you drive through to get to our garage.
Our neighbours have their drive and garage to the right hand side of their house.1 -
OK, I misunderstood that.
Maybe the garage and carport could be reflected on the floorplan? It says detached garage, so I presumed it was somewhere else.3 -

I think we new we were pushing it at £290k, but everyone says if you are too high people won't view and then you drop the price. What's thrown us is the fairly constant stream to view.

Nobody has suggested the carport/garage belongs to the neighbours (EDIT: just seen that somebody did!). Your house attaches to the neighbour's house by virtue of the bathroom and bedroom. That is not what people generally consider to be a link detached, they will see it as a semi. Our property was advertised as link detached - the 'link' is the garages, not actual rooms adjoining the other house.

Looking at Rightmove though, the nearby houses are also modern houses - seems like a reasonable sized development.
Anyone looking at any of these may find it quite efficient to squeeze in a viewing of yours because it is closeby, even though they may have mentally prioritised something else. That might also explain the no bids.
Clearly it isn't going to have a problem selling IMO, just a question of what price.2
