    Could not find the planning map interface but new build planning seems to be happening. 

    Was going to see what the plot actually is because if it is more than just bit in front of the house it is worth adding a boundary plan. 

    Did not get time to do a more like this for pricing. 

    End terrace with North facing garden and loads of trees to the west says shade, moss and leaves an issue.
    Looks like some photos were done early in the day by the shadows. 

    Google maps have bollards on the street further down which suggests there may have been parking issues.

    The photos also appear deceptive and as so many are of the outside, it makes one think the inside is not worthy of photos. I have no idea what the lounge looks like, or a full view of the kitchen diner. Whilst you are getting viewers, the photos may put off potential other buyers. 
    I also was shocked at the price as that seems expensive for Rugby. 

    Yep, the price is bonkers if we are being honest, especially in the present climate!

    Yes, you can get a 4 bed detached in Brownsover.  Show me the 3 beds over 90 sq m in Cawston.

    Yes it's a north facing garden - of course I took some back garden photos in the morning! Not the Summerhouse one though - that gets sun all day, something I point out to viewers.
    The bollards were installed when the estate was built - they are on the original estate plans - no parking issues
    Good tip about the boundary plan - I will add that in, one viewer did ask to see it so I can easily take a photo.

    200k absolute tops IMO, and that is taking into consideration that we are in a property bubble and people`s sense of value has been twisted for years, and the fact that something sold in the street 12 months ago isn`t really relevant as 12 months is a Universe away in economic terms now.

    Maybe you overpaid in 2012? Economy was ticking along back then, it isn`t now, when you sell it tell us how much then have your laugh at me, how does that sound?

    The usual Crashy BS, house prices were only just starting to recover in 2012. A year or three after that they took off.
    Indeed @anotherjoe is correct - when we bought house prices had been stagnant, it's the reason we bought a new build, they were competitively priced.  We rented out our old house and then sold it when the market started rising in 2015.
  • I wonder if it’s because there is no furniture it’s hard to understand the size of the rooms so once they view it’s smaller than they thought?

    The criticisms are all very well but OP is talking about VIEWINGS, so potential buyers have actually seen the property in the flesh as it were. Photos are immaterial in that case.

    There are lots of other houses of a similar spec in Cawston for around £300K that have more square footage than yours.

    More than it cost in 2012. Hopefully the OP will be round to tell us at some point soon.
    Its hard to generalise areas, but round here (central SE) prices are probably 40-50% above 2012.
    Asking prices don`t count...LOL.

    I'm talking selling prices. .... "LOL"
