Agree with others - can't be the photo or price if you are getting viewers.
I have rejected a few houses recently because of the living room too. I think with living room especially with this layout (as opposed to open plan) , having no furniture in it make it look smaller than it is, especially with the way shadows work in that window. As a viewer you'll think 'there's not much space after I put the sofa in' and then it's all downward spiral. Not because there isn't enough space, but just because the viewer can't imagine it.
Any way you can put a sofa and TV set back in cheaply to see if it changes the fortune? Like a new build showroom.2 -
Last summer we sold a similar house in same price range. We got lots of viewers but they all said the living area and kitchen felt small or cramped (which is why were were moving!), but in the end a young couple came along that wanted to use two bedrooms as a home office and one for themselves, so it was perfect for them. They paid v near asking price. We had MANY viewers and some low ball offers before. Then suddenly in the same week, we got two serious offers and before I knew it, we were sold and gone. It's a tricky economy at the moment. People are picky. Outdoor space and an office room remain attractive options, however, so the right buyers will come along. Obviously I don't know your local market, but you admit it's a little overpriced. The listing should dwell on the positives - garden, vegetable patch possibilities, good fence, privacy, working from home, etc!

Selling our little character cottage 2 years ago we were told it was small. We had so much feedback about the room size even though the dimensions were very clear on the floor plan. I think what I'm trying to say is that there will be a buyer out there who loves the trees and corner plot seclusion but it may take a while. They may not have kids, but value having good sized guest bedrooms or want a dedicated office that doesn't feel like a cupboard. The compromise will be how long you wait for that buyer or make the package tempting to someone who can see its potential.Would there be scope to plan for an extension on the ground floor to the lounge, on to the "grass verge" to the left of the house (facing its front)? Or to build a garage on the "verge" to free up the current garage as an office? No matter how impractical there's nothing to stop you trying to open viewers' eyes to the potential of the whole plot. Research good schools in the area if there are parents viewingI hope you find a buyer soon.2

I know Rugby fairly well, just search for houses under 290, 3 or more bedrooms in Rugby there are probably hundreds for sale many are much bigger If you want to stand out lower the price0
