    Hi Land Registry,

    I have managed to obtain the application reference for the expedited first registration I am waiting for which is GC94F5D

    Could you please let me know how this is progressing and whether there is an estimated date for it to be completed?

    Lodged 4th July but not expedited as yet. They need to now request expedition and that should get it looked at within 2 weeks if expedition is approved

    Thanks for the quick reply, I have gone back via the solicitors and asked them to sort it out and explain why they told me it was sent on 17th June. Getting desperate now as we are running out of time.

    What is the best way for me to get a further update, should I leave it a few days and post again in here to see if they have requested the expedition?

    Hi @Land_Registry how long does it take for the the Lodge of discharge take , we know the bank have lodged this title number ND30118 costing me money everytime i check

    They should be able to confirm expedition and progress for you.

    Seconds - the bank lodge them electronically. This one was lodged 6th July and removed from register in seconds

    Hi @Land_Registry, I purchased my property in October 2020 and am in the process of re-mortaging but the lender's solicitor says they can't proceed as I still haven't been added as the registered owner. The title reference is WSX384614.

    Is there any way this can be expediated? I contacted the solicitor who dealt with my purchase and they just said there are problems dealing with registration at the Land Registry.

    Hi.

    We have had an offer accepted on a house and going through all the legal bits. We lvoe the house and are trying to push it through at all costs, however we found an issue when we realised that the adjoined garage (which is used by us) is a leasehold, after a lot of back and forth with solicitors we have realised that it is currently owned by the neighbour who lives in a flat over ground situated partially on top of our garage. Before realising it was a leasehold it was always our intention to turn it into a kitchen, the neighbour is fine with this (in principle) as long as we meet regs and take out all the insurances necessary.

    He has said he is prepared to sell the lease onto us as he has no use for the garage (he has another one), however it doesn't mean much given that the terms of the lease say that the garage has to remain a garage. What are the possibilities in converting the leasehold garage into a freehold, for context, the lease on the garage is 999 years.

    Any help greatly appreciated.

    I imagine this has been asked before.

    My dad passed away earlier this year leaving his house to myself and my two siblings. I say "his house", he was in fact a Tenant in Common with my mum, who passed 4 years previously and there was a life interest trust in their mirror wills allowing each other to remain in the property until death.

    We're not in any rush to sell the house on just yet, possibly leave it until next year, there's also a possibility that I may buy out my sibling's share of the property if I sell my house first. If I we decide to transfer and register the property in the meantime from the estate to ourselves which forms are required and what additional documents are required?

    FYI, as executor I have the grant of probate for my Dad's estate.

    Hi @Land_Registry,

    Regarding application GC94F5D, I have found out the solicitor that applied for the first registration didn't expedite it as promised and it was only expedited today (11th July) after I asked my soliictor and EA what was happening.

    We have been patiently sat here for over 3 weeks expecting it to be completed any day as they told us they applied and expedited it on 17th June.

    Now this bombshell has been dropped on us and we are only 5 weeks from mortgage expiry, is there anything you can do to help please?

    I understand 4 requisitions were raised, the sellers solictor said they could and would answer them last week. Have these now been answered and if so is the registration close to being completed? Really running out of time, any help much appreciated.
