    I am buying a property where a piece of land was added to the title in 1983 but has not been registered in its own right (it has no number on map search). Is this just a formality that can be sorted out after purchase? Our solicitor just says he is waiting for our vendors solicitor to hear back from the Land Registry.
    If it was added to another (registered) title then it wouldn't be "registered in its own right" with a separate title number, it would simply be part of the remainder of the property. What's the query? Is the land not showing as registered at all?
  • The part shaded red (my editing) is the land added to the title but has no number. The solicitor thinks this needs to be resolved but is waiting to hear from the vendor. I would like to know if it will hold up the process.

    If it’s unregistered then it’s not been added. Unlikely to be a formality but could be dealt with after purchase but very unlikely if uncertainty re legal ownership exists 
    Reads like you need to wait for more from seller

    It's part of the title, but because it wasn't part of the title back in 1961, whatever covenants etc that deed contained do not apply to it. That doesn't on the face of it seem problematic, so I'm not sure what the solicitors are querying.

    @Land_Registry My solicitor sent in the forms and deeds to have my late parents house put in my name and the property registered for the first time. This was last July. I have heard nothing since. Is there still a 12 month backlog for such cases and should I expect to hear something soon?

    There’s is a deep backlog so wait times will be lengthy. There’s no definitive timescale to offer I’m afraid but simply reassurance that if we’ve got it then it will be processed. 
    If there’s still no urgency then just a case of waiting until the solicitor confirms it’s been registered

    Hi @Land_Registry,

    Regarding application GC94F5D, I have found out the solicitor that applied for the first registration didn't expedite it as promised and it was only expedited today (11th July) after I asked my soliictor and EA what was happening.

    We have been patiently sat here for over 3 weeks expecting it to be completed any day as they told us they applied and expedited it on 17th June.

    Now this bombshell has been dropped on us and we are only 5 weeks from mortgage expiry, is there anything you can do to help please?

    Edit 17th July (Mortgage expiry now 4 weeks)
    I understand 4 requisitions were raised, the sellers solictor said they could and would answer them last week. Have these now been answered and if so is the registration close to being completed? Really running out of time, any help much appreciated.
